Particularly fun is to see the tubers try to hang on as they skim around their turns behind a fast boat. It s been a very busy past couple of months here at the HOA. One wonders if Law & Order has been writing the script for some of our activities. The Mason County court case of our past Office Manager is under way for allegedly committing fraud/theft. Then on May 25th our MPC was robbed at gunpoint. The results were a cleaned-out cash drawer and two frightened office workers. Too much to mention here, please go to the community meeting minutes under Reports on our website at Timberlakecc.com for a detailed report. For future detailed news on these occurrences, please turn to The Mason County Journal or news releases from Mason County. Our Activity Committee, headed by Cathy Hubbard, held two successful events. They were a community BBQ and the Summer Solstice Community Breakfast. Both sent me home full! We conducted our Budget Town Hall to nearly 30 members. Treasurer MaryAnne Preece and I described how the HOA budget was developed. Enclosed along with this newsletter is the final page of our budget hand-out for those of you who could not attend our Town Hall Meeting. It describes the new budget amounts for the 2018/2019 years. I d like to take a little space here to urge members to visit our web site, again Timberlakecc.com to find the latest news and details of our community meetings. Also on our Web Site, in the Rules and By-Laws section of our Web Site are all of our By-Laws, Covenants and Resolutions. These are our charging documents by which we conduct our business. Pretty much everything you need to know to conduct Timberlake business and practices are there. These documents are what the Board of Directors works from. We have new instructions in place for renting our MPC, common parks areas and tables and chairs. These documents recognize the costs of kitchen expendable items such as silverware/pans, replacement of worn or lost tables/chairs and after event clean-up needed by our maintenance crew. Our CPR Class was a chest-thumping success, with a full class of twenty-five. Many thanks to Norma Brock and Brandon Heggie from Central Mason Fire for making this happen. Our Lake Safety Committee, chaired by Brad Moore, is ready to start registering members power boats. It s been quite a while since boat registration has been done. Many boats are no longer here and many are not registered. The Lake Safety and Use Rules document can be found on our Web site in the Rules and By-Laws Section. Or stop by the office for a copy. A change in this document is that only registered member boats are now allowed. We found that the majority of unsafe boating practices occurring on the lake were conducted by guest boats. New boat ramp keys will be issued at no charge. Members, please try to attend our annual Community Meeting in Springer Park at 1PM on Sunday, Aug 12. Elections will be announced, news and info given with a complimentary lunch too! Please have a fun and safe summer here at Timberlake. The fish are stocked, the lakes are warming and no need to wear that winter coat! Take care! Tom Hanson Timberlake Board President MESSAGE FROM THE VICE PRESIDENT Hello everyone. It has been an eventful few weeks. Since the armed robbery the office staff and board members have been reviewing options to ensure the security of the office staff. One option will be the most noticeable for our community; as of September 1st this year, we will no longer be completing cash transactions in the office. We will no longer maintain any cash in the office. I hope everyone is going out in the community and enjoying the lakes and parks. School will be out and children will be out and about, please drive with caution and responsibly on our community streets. Remember the speed limit is 25 miles an hour throughout our community. Say hi to your neighbor as you are out and about and get acquainted with who lives in your neighborhood. I see a lot of new faces around. Until next time, take care. Mowing, weed eating and general clean up is on schedule. They will be building a ramp on the fishing dock so wheel chairs will be able to get on the dock at Timber Park. The re-lamp of the MPC and other buildings is on schedule also. At the little lake boat launch it was brought to our attention by D Webber that there was a problem with erosion from the county culvert that runs under the road near there. We are going to install rock dams in the ditch to slow the water down so it does not erode the sides. Thank you for bringing this to our attention. Both Lakes were stocked the week of June 11th, happy fishing. The lakes were surveyed for spraying and we are just waiting for them to send us their proposal on what needs to be done. No overnight parking signs are at the sign shop and waiting for their return so they can be put up at the parks. Waiting for a progress report about boost pump skid from Grundfos. Marcus and Craig will be installing a new HD security video camera system in MPC in the coming week. One more thing the crew has nothing to do with Covenants so please do not take it out on them if you get a letter. That is about all there is going on at this time. Things are just moving along at a slow but sure pace. Enjoy the good weather and be safe on the lakes and swimming. Terry L. Hubbard, /Maintenance Director WATER DEPARTMENT Hello from the Department. Now that summer is finally here, it is time to think about our daily water usage. is a very important resource that can be taken for granted. One simple thing to help conserve water during the hot dry days is to water your grass every other day, just doing that makes a huge difference. Please think about it every time you turn on your water and lets all make a conscious effort to conserve. Thank you from the Department. We kicked it off with a BBQ at the MPC in May. We had a great turn out. I want to thank Stan Miller and Bill Bruder for manning the BBQ and the rest of the members of the Activity Committee for making sure everything ran so smoothly. In June we hosted a French Toast Breakfast. Sad to say the turn out wasn t the best. I want to thank those who came! Those who didn t make it missed out on some great French toast cooked by the President Tom Hanson. We also had biscuits, gravy, eggs, and sausage links. A Special thanks to all the volunteers without them we couldn t have put it (or any activity) on. July 13 th Friday we are hosting one more BBQ at the MPC. It is from 4:00 6:00 p.m. Avoid having to cook in the HOT (?) weather and let us do it. We have a bigger BBQ so we should be able to get those burgers cooked faster. Hope to see you there. And of course this is a free event.
5 The Activity Committee is planning a FAMILY Karaoke night. The date will be Saturday August 18 th from 6:00 8:00 p.m. or longer if everyone is having fun! Catherine Hubbard, Activity Committee President PERMITTING COMMITTEE Sunshine sure brings out the permit applications. Members have been taking advantage of the nice weather! A reminder, please make the effort to apply for building permits. We will come out to assist that you are building within your property lines. Often, your property lines are not where you think, and we may help you with that. Here s our permitting numbers for the 2018 year to date: 45 total, 3 Garage, 6 Tree Cutting, 13 Fence permits, 1 Framed Home, 4 Mfgr Homes, 3 Carports, 11 Sheds and 4 variety of phone calls and site visits. Not only do we enjoy our lakes and recreational opportunities, but the grass grows tall and green in our pleasant climate. We urge all of our residents to be diligent in keeping lawns and lots mowed. Not only does it beautify our neighborhood, but neglected lawns turn brown and become a fire hazard as the summer wears on. Reminder: our office is closed evenings and weekends, so if you have issues after hours, remember that scolding us for not coming to your aid during off-hours is futile. If you have an emergency call 911 or file a complaint during work hours. Also, we do NOT have law enforcement or animal control as an HOA, so no one from our office will be coming to your aid or picking up stray animals. As the Covenants Coordinator, I can only cite members for covenant violations, not physically confront people on your behalf. Again, if you feel threatened, call 911 rather than leaving a message on the answering machine that won t be picked up until the next work day. Have a safe and enjoyable summer! Cheryl, Timberlake Covenants Coordinator MESSAGES FROM THE OFFICE Things in the office are going quite smoothly, Pam is doing a great job and is settling in very well. On September 1 st the Office will no longer be taking cash payments. This unfortunate change is due to the armed robbery committed on May 25 th against office staff. The chances of this happening again are most likely remote, but it is a better safe than sorry situation. The office will be closed from 9:00 a.m. to 12:30 p.m. for training from July 23 rd through the 25 th. We will be available in the afternoon. Have a great summer and we will see you at the MPC! Take a look at our activities calendar on our website for upcoming events. Lots of gardening and yard work going on. Nothing better than the smell of flowers and fresh cut grass. Also asking you please adhere to the 25 mile an hour speed postings to keep our kids and members that are enjoying the outside safe! Keep an eye on your neighborhood and your neighbors, if you see anything strange, report it. See something, say something. This time of year is busy at the MPC office with permitting, start up for boat re-registering, Community Annual Meeting August 12 th, park and MPC rental set up and kids coming in to enjoy popcorn in the office after school. Here s to hoping everyone has a safe and fun Summer Pam Thorne-Cochran, Member Services LAKE SAFETY COMMITTEE It is time to register your power boats with TLCC. All member s boats that are 16 to 19 feet in length with motors of 15 horse power or more are required to register. You can register your boat at the MPC during office hours. You can also register your boat at the TLCC BBQ scheduled for July 13 th from 4 to 6 pm. To register, TLCC members are required to complete a boat registration form, provide a current state boat registration, and have a Boater Education Card if you don t qualify for an exemption. Exemptions may include members born before January 1, 1955 or have a current U.S. Coast Guard Marine Operator s License. Once your boat registration has been approved, you will receive a new yellow registered boat sticker and a new key to the boat launch lock. If a member has a boat that is shorter than 16 feet or has a motor less than 15 horse power and wants a key to the new lock, they need to complete a boat registration form. Until the new lock is installed later this summer, the key you have now will continue to unlock the boat launch chain. Timberlake Community is in the process of petitioning Mason County for Special Lake Use Regulations for Big Timberlake because of its smaller size and unique shape which requires adapting speeds and distances to maximize use while maintaining safety and reducing wake damage. With this petition, the Timberlake Community informs the Mason County Commissioners that we have an active Lake Safety Committee that enforces lake safety and use rules while observing and patrolling lake activities. Timberlake s Lake Safety and Use Rules were recently updated and recorded with the county and will be included with this petition. These updated rules were established to promote safety as the highest priority while maximizing lake use and reducing shoreline and property wake damage. The Timberlake Community has a long history of engaged lake rules enforcement and accident free lake use and is committed to maintaining its excellent safety record. If you would like to contribute to Lake Safety by volunteering, please provide your contact information to the TLCC office staff. We are sorry for the inconvenience. AUTOMATIC PAYMENT PLAN Our Automatic payment plan is up and running! If you would like to sign up for this program you may obtain a form from the website or from the office. There is a $1.50 fee per billing for this service. DID YOU KNOW? If you need a tractor for spring time duties such as spreading gravel or digging a trench, your Timberlake Maintenance Department can help. Depending on availability, we ll provide a tractor with an operator to help with your tasks. Member cost is $75.00 per hour. Call the office at (360) to schedule.
