2 Who Are We? Tec Marina Tec Marina provides serviced office and meeting space for creative and innovative companies across all fields. It is brought to you by OpenGenius Ltd., a training and software company specialising in innovative, creative thinking Having worked in your standard, grey offices, we struggled to find a workspace that reflected our company s creative, colourful core. We wanted to keep our company s roots firmly in Wales but our options here seemed limited and lifeless. In 2015 we decided to set sail for Tec Marina Wales new innovative and creative workplace. We designed and created an inspiring home of our own and now share it with like-minded individuals and organisations.

3 Our Location You can find us in Penarth Marina, watching the boats go by and enjoying widespread views of Cardiff s city centre. We enjoy nearby free parking, open green spaces and skipping Penarth s commuting traffic. We re only a 6-minute train journey away from Cardiff s central station and we re surrounded by some pretty great bars, cafes and restaurants so plenty of delicious lunch options. From interactive touchscreens to collaborative break-out areas, Tec Marina encourages innovation with every aspect of its design. The building promotes productivity through creativity and can provide its residents with a supportive community and an energising working space.

4 Encouraging Growth Being a growing business ourselves, we designed a space to support and accelerate entrepreneurial growth. Whether you re a solopreneur or a growing team, Tec Marina has been developed to complement your workflow, helping you achieve your goals with ease and enjoyment. Residents will have flexible access to the building, so you are free to work at a time that suits you. With regular internal and external networking events, Tec Marina can help you build a web of contacts, leads and referrals; it s all part of being a Tec Marina resident.

5 Hi-Tech, Creative Space Creative, innovative, collaborative. Being sat in a dull office will do nothing for the productivity levels of your organisation. Working on your own without sharing thoughts and ideas will restrict what you can achieve. Tec Marina has an inspiring, open atrium which enables and encourages creative, collaborative work. With lots of break-out seating, you ve got an abundance thinking space perfect for those lightbulb moments. To help capture these moments, Tec Marina has been kitted out with the latest technology, including multiple 80 touchscreens with our own brainstorming software. Every aspect of Tec Marina s design has been carefully selected to inspire and engage its residents.

6 Energising Environment Tec Marina is much more than your standard office, it s a hub of activity and opportunities. We have included some workplace perks that aim to eradicate Sunday night dread and clock-watching for all our residents. Free access to gym facilities and on-site exercise classes are our way of ensuring employees stay happy and healthy. Not only are workers left with that great post-workout feeling, but they also cost their organisation less in the long run, with less illnesses and sick days. If you are more into your joy sticks than your star jumps,

7 you can spend your breaks in our gaming area where you can ping-pong ideas off your colleagues and create some real team spirit or a bit of healthy competition! It s probably not a surprise that coffee has been cited as something most workers are unable to cope without. We have invested in premium quality bean to cup coffee machines. Our residents have free, unlimited access to these machines to keep them fuelled throughout the day. Wellness in the work place is here to stay and we will continue to champion this movement here at Tec Marina.

13 A Greener Tec Marina We have incorporated numerous eco-friendly solutions to lessen our impact on the environment and to create a sustainable, healthier workspace for our residents. The Building Heating & Cooling Greener Commutes We are proud to have taken over an old redundant building that may otherwise have fallen into disrepair. Breathing new life into an old building reduces waste and definitely has a more positive impact on the surrounding environment. Air conditioning and effective heating is something that we wanted to offer our residents, however some models can consume a lot of energy. We invested in a state of the art system with reduced CO2 emissions and a seasonal efficiency increase of 33%. Being in Wales, we are rarely blessed with tropical climates and so our air conditioning is completely optional for each room. Being close to cycle paths, walking routes and a train station, there are plenty of ways residents can avoid bringing their car to work. Having premium shower facilities on site will mean keen cyclists, runners or ramblers can sweat it out on the way to work, then freshen up before knuckling down.
