3 The Team Our team is made up of experienced property professionals, who are focused on achieving results. Our pro-active strategies and well-considered commercial advice builds long-lasting relationships with our clients. Ross Kemp, Managing Director Ross has advised private and corporate clients on a diverse range of property transactions across London and the UK for over 18 years, where his thorough technical knowledge combined with pro-active deal making skills are highly regarded within the industry. Megan Hummerstone Personal Assistant Megan is an experienced PA who assists our MD across all aspects of the business, including managing key client accounts and the coordination of planning applications. Gale Atkins Office Manager Gale plays a vital role as Office Manager, where her responsibilities include the coordination of our busy investment and development agency. Hannah Jeffery Marketing Manager Hannah s design degree is put to good use within the company as she is responsible for the production of our marketing brochures and has management of our website. Keir Goldstein Director - Development Agency Keir is an equity Director within the company and is responsible for the acquisition and sale of residential development opportunities. Paul Heale Associate Investment & Development Paul, who joined the team in 2011, is one of the team s most prolific deal makers which ensures his clients are at the forefront of the market. Jordan Oldfield Associate Investment & Development Jordan has built a track record of success at Kingsbury, managing over 30 separate commercial and investment deals in Melissa Massimino Accounts Manager Melissa has a background in central London property management and now provides asset management services. In addition, she is responsible for internal finance and accounts. Joe Goldsmith Investment & Commercial Joe, who started his property career with Berkeley Homes, now works with our Investment & Commercial Department, acquiring and selling property throughout London. 7 How We Operate Our agency teams specialise in the sale and acquisition of investment and development property across London and the South East, in both off market and open market environments. Open Market Around 60% of the transactions we manage each year are carried out on the open market, where we formulate a bespoke strategy fitting the requirements of each project which we handle. We produce high quality in house design work, detailed datarooms and online videos to present our clients properties in the best possible way to maximise value. We market to over 15,000 investors, developers and property professionals registered with us, ensuring we have quick access to the entire market and a method of sale which ensures that best value has been achieved. 8 New Homes Consultancy Our New Homes Consultancy department provides our developer clients with a pro-active service to manage the design, marketing and sale of newly built residential units. In order to maximise the efficiency of the process, a comprehensive legal and technical data room was prepared, where following a short open marketing period, contracts were quickly exchanged at a figure well in excess of our guide price. 12 Investment Royal Tunbridge Wells TN1 On behalf of clients Galliard, we coordinated the sale of Calverley House, which comprises 10 retail units and 60,000ft 2 of offices benefiting from Permitted Development Rights for 112 new homes. The property will be fully refurbished to provide high quality retail, office and residential uses. Our preparation of the property and supporting information enabled contracts to be exchanged within 48 hours at offices by round. 14 Project Management Abbey Wood SE2 Following our acquisition of a 1.5 acre site some 300m from the new Crossrail hub, we have worked with our clients and design team to submit an application to Greenwich Council for 274 new homes plus a new Pet Hospital for national charity, the PDSA. 15 Leisure South Kensington W14 We were appointed by Ace Hotel Group to advise on development strategies for their 46 bedroom hotel in South Kensington, where it became apparent that the property offered just as much value for its existing use as it did for development. We then set about an open marketing process which ensured both markets were equally well covered, and a number of offers were received from both developers and hoteliers, with Hanover Hotel Group proving the successful party. 16 Affordable Housing Warlingham CR2 Following our acquisition of this car repair garage on behalf of clients Regent Land & Developments, we assisted in coordinating a planning application for the redevelopment of the site with 20 apartments and 6 houses plus retail space. Having identified that the site offered best value to a Registered Provider, a sale was concluded to Optivo Housing Association, on the basis that the retail space within the scheme is provided back for our client as part of the overall consideration. 17 Private Rented Sector Ilford IG1 Our sale of Charter House, a 50,000ft 2 office building located opposite Seven Kings station on the eastern branch of the Crossrail line, linking Brentwood to Liverpool Street, is a typical example of inward investment to these up and coming locations. The property benefited from planning consent to convey and extend into 96 new homes, and following a short marketing period, a sale was concluded to a local developer in excess of our 12m guide price. 18 Permitted Development Farnborough GU14 October 2017 saw our sale of Thomson House, the former HQ of Thomson Holidays, a 60,000ft 2 premises with Permitted Development Rights for 145 new homes. Being located adjacent to Farnborough Station, demand for the deal was strong, and we were able to conclude a sale in excess of our 12m guide price.
