Henrion, Grant Writing/Administration Tom Stuckey, Construction Administration RESEARCH & DEVELOPMENT COMMERCIALIZATION INCUBATOR City of Lima, Ohio Energy Advanced Manufacturing Center, and Ohio Northern University PDG assisted the collaborating partners in obtaining a U.S. Department of Commerce, Economic Development Administration grant for funding the construction of a Research & Development Commercialization Incubator. We also assisted in securing Ohio Development Services Agency (ODSA) 629 Roadway Funds as part of the local funding match. The OEAMC, City of Lima, and ONU were awarded the balance of the matching funds from the ODSA. This project has 50% grant funding and 50% matching forgivable loan funding. Along with providing grant writing and grant administration services, PDG provided all preliminary engineering; final engineering; bidding and construction management services; multi-funding agency coordination, reporting and regulatory guidance including preparing the EDA Site Certification Documents and blended bid documents, as well as all environmental regulatory agency coordination for National Environmental Policy Act (NEPA) compliance. 2 R&D Commercialization Incubator Environmental Protection Agency, U.S. Fish & Wildlife Service and the Ohio Historic Preservation Office. The project included the construction of a 20,000 S.F. Research and Development Commercialization Incubator building and necessary site improvements including roadways, drainage, parking areas, sidewalks, landscaping, signage and lighting. PDG assisted the City of Lima in securing an Ohio Department of Development Jobs Ready Site funding grant for the completion of the site improvements. This included closely working with, and managing the requirements of several environmental regulatory agencies including the Ohio Historic Preservation Office and Ohio Department of Natural Resources. The incubator will graduate tenants that will stimulate economic development in Ohio, regionally and nationally through sustainable agile manufacturing (SAM) focused on mass production. The mission is to provide a facility in which collaborating partners can share and develop intellectual property in an open and protected working environment. The OEAMC will serve as a central organization for creating consortia that will identity common manufacturing problems and contribute intellectual capital through ONU to address the challenges associated with Sustainable Agile Manufacturing (SAM). The anticipated outcome of the Research & Development Commercialization Incubator is to create growth in existing companies, create new companies, the commercialization of new technologies and the creation of jobs in Lima and Allen County. Prior to the site selection for this project, PDG had assisted the City of Lima in securing an ODSA Jobs Ready Site grant. The project site was formerly a blighted neighborhood within the City of Lima that contained abandoned and condemned homes; the area is adjacent to multiple railroad lines and heavy industrial development. Clearing and improving the site included working closely with the Ohio Historic Preservation Office and the Ohio Department of Natural Resources. PDG assisted the City in achieving ODSA JRS Certification.

To move from a one room office building to larger, more adequate accommodations the Trustees sought the experience of Poggemeyer Design Group. Through schematic design involving the Owner and PDG, plans for a new 3,400 square foot new administration building were developed. A new site was chosen for this facility and located on a state route which bisects the township and is easily accessible to all residents. This facility holds a large meeting room capable of seating a hearing, regular business meetings or special conferences. A caterer s kitchen adjacent to the meeting room provides the capability to expand the use of the meeting room for local residents. The administrative area is separated from the meeting room and provides offices for trustee, fiscal and zoning officers. A fire safe file room provides important archive space for records and plans. Middleton Township is a predominantly agricultural community and the building s façade fits well with the region. The facilities layout permits future growth of both the administrative area and the meeting room. which was important to the Trustees during the design of the building. Frobase, P.E., R.A., Design Architect OHIO OPERATING ENGINEERS FACILITIES Training/Office/Maintenance Facilities The Ohio Operating Engineers selected PDG as its prime consultant for the design and construction administration of several new and renovated facilities. The projects involved classrooms, training facilities, offices and maintenance shops to educate apprentice equipment operators on the proper operation and maintenance of heavy construction equipment such as bulldozers, backhoes, cranes and boring machines. The most recent projects involved improvements to its Miamisburg, Cleveland and Cincinnati facilities. The Miamisburg project involved a 16,000-square-foot addition to the existing facility. The new addition includes a 5,000-square-foot training/shop area, four classrooms and office space. The Cleveland and Cincinnati projects involved remodeling and expansions to the regional offices, including office spaces, meeting rooms, kitchen and restroom upgrades, and a new entrance area with a lobby and elevator. 5 OHIO OPERATING ENGINEERS FACILITIES PDG had previously completed projects in Cygnet, Richfield and Logan. The Cygnet facility is located on 160 acres, with an 8,300-square-foot classroom and office building and 16,500-square-foot training facility. A 16,000-square-foot all-weather training building with a dirt floor and deep foundations was constructed at each facility to provide for year-round deep trench construction technique demonstration and safety and emergency rescue procedures. The maintenance shop includes in-floor hydronic heating, a 10-ton overhead bridge crane and welding and painting booths.

Whaley, P.E., Structural Engineer TOWER ON THE MAUMEE-THE EYDE COMPANY PDG and Studio Architects were recently engaged by Eyde Company to restore Toledo s first skyscraper back to the downtown skyline. The Tower on the Maumee Urban Redevelopment Project sits on the edge of Toledo s fledgling entertainment and is a critical piece in the complexion of downtown Toledo and its continued transformation. Currently the site is dominated by the vacant 30-story skyscraper that once was the corporate headquarters for Owens Corning. In 1996 they vacated the building and moved down the street to a horizontal facility. The Tower and its 513 space parking facility were purchased by Eyde Company, a Real Estate Developer based in East Lansing, Michigan. The renovation will turn the vacant structure into a mixed-use facility containing a hotel, office space, and residential apartment units. The 390,000 square foot building has undergone a full asbestos abatement. The Tower on the Maumee was constructed as the Fiberglass Tower in the late 1960 s, designed by New York architects Harrison and Abramovitz on the site of Riverview. The building is exceptionally significant as an International Style office tower and remains the most significant Modernist architectural landmark in the city. The building has been nominated to be listed on the National Register of Historic Places. PDG is assisting the Eyde Company with Ohio Historic Tax Credits.
