1 Introduction Welcome to the public exhibition about Larkfleet Homes proposals for a development of up to 77 new homes on land off Lincoln Road and Welmore Road, Glinton. The development would also include new playing facilities for Glinton and Northborough Football Club. The proposed site is outlined in red on the map opposite. We are keen to hear your views before we finalise our proposals and submit a planning application. Our project team is on hand to answer any questions you may have and to listen to your views. 2 Our proposals Our proposals include: up to 77 new homes, including market and 30% affordable homes a mixture of one to five bedroom homes for families, first-time buyers and the elderly areas of public open space a children s play area We are also proposing to provide new facilities for Glinton and Northborough Football Club. These include: two new football pitches serviced land a financial contribution towards the provision of a car park and a clubhouse, with further funding from the Football Association Examples of our builds

4 Glinton and Northborough Football Club Glinton and Northborough Football Club (GNFC) was formed in 2014 after the merger of Glinton United and Northborough Juniors and has over 60 years of history of playing in the local area. The club has a strong commitment to being part of the local community and is the current holder of the Northants FA Community Club of the Year Award. It also won the East Midlands Community Club of the Year in Currently the club does not have a permanent home and hires playing facilities at five different venues in the Glinton, Northborough and Werrington area. It also hires out two other sites for mid-week training. The Football Association is supportive of the proposals to provide a permanent home for the club and has set aside funding for a 3G floodlit facility.

5 Access and traffic The A15 runs along the southern boundary of the proposed site, with Lincoln Road to the west. The development would be served by a new adopted access on Lincoln Road. This would also serve as the new access for Clare Lodge. A trip generation assessment has been undertaken to assess the impact of the proposed development. This has indicated that it would not generate a significant increase in traffic movements within the surrounding highway network.
