2 Planning Peel Region Amendment #2 to The Places to Grow Plan provides for an additional 330,000 population and 100,000 jobs to Peel Region to 2041 City of Mississauga has indicated that they anticipate a request for 162,000 population and 58,000 jobs. This leaves 168,000 population and 42,000 jobs for Brampton and Caledon. The Region is requiring the three area municipalities to make requests for population and job allocations by September Peel Region is currently undertaking an OP conformity exercise to allocate population and jobs and are anticipating approval of the OPA in June 2014.

3 Planning Peel Region Region will need to balance Intensification and Greenfield opportunities The PPS requires that municipalities accommodate an appropriate range and mix of residential uses to meet long-term needs By 2021, Brampton is expected to build out its community to Mayfield Road Caledon Official Plan contains policy indicating Mayfield West will equal Bolton in the long term Alloais contiguous to urban areas of Mayfield West and Brampton which provides for opportunities for transit and servicing connections.

6 VISION FOR ALLOA The AlloaLandowner Group is currently comprised primarily of active farmers, many of whom have worked their land for several generations Group envisions creating a Legacy development for their lands in Alloaby: creating a complete and innovative community unlike any other community in Caledon or Peel Region dedicating lands to the Town of Caledon for key community facilities not available elsewhere in Mayfield West or Bolton creating a community that provides economic benefit to the Town and that avoids the tax burden to existing Caledon residents for needed community services and infrastructure that will be much needed in Caledon in the future

7 VISION FOR ALLOA Creating a transit orientated, green and energy efficient community Building on the strategic location of Alloaas being the closest area in Caledon to a GO Train Station (Mount Pleasant Station). Alloais only 6km away from station.

8 Will create synergistic opportunities with proposed College Campus and Hospital High-Tech Business Park Locate High-Tech Business Park so that it can build on and take advantage of relationship with existing Pioneer facility in Alloa Committed to providing 125 acre High-Tech Business Park within Alloa Village Will provide Caledon with significant amount of innovative research, technology and office jobs to assist meeting Provincial employment targets

9 College/University Campus Committed to dedicating 5 acres in Alloa for a satellite College or University campus Campus could have agri-tech component or have focus on health care & adult lifestyle facility Campus would have relationship with high-tech Business Park and benefit from and contribute to Intelligent Community focus.

10 Caledon Hospital Committed to dedicating 30 acres in Alloafor a hospital to serve Caledon residents directly Hospital has opportunity for relationships with high-tech Business Park, adult lifestyle community and satellite College Campus

11 Adult Lifestyle Community Committed to providing 100 acres in Alloafor Adult Lifestyle Community Community would provide state of the art unique housing and lifestyle opportunities catering to aging Caledon residents, ranging from independent living to complete care facilities.

12 Cultural Arts Centre Caledon is in need of a Cultural Arts Centre. The AlloaVillage Landowner Group is committed to dedicating 5 acres in Alloa for a Cultural Arts Centre Much needed cultural arts facility would provide Caledon residents with a variety of arts facilities, events/performances and programs. Will be synergistic opportunities with College campus

13 Alloawould be designed and developed as an Intelligent Community Intelligent Community Entire community would have broadband fibreoptic cable service complemented by free wifi. Alloawould be a centreof excellence in digital media and use smart technology to promote efficient sustainable energy use. Intelligent Communities are those which understand the challenges and opportunities of the Broadband Economy, and have taken conscious steps to create an economy capable of prospering in it. Landowner Group representative has met with representatives of the World Intelligent Community Forum to discuss amenities associated with and planning for Intelligent communities

14 Intelligent Community Intelligent Communities promote digital inclusion by creating policies and funding programs that provide have-nots with access to digital technology and broadband, by providing skills training and by promoting a compelling vision of the benefits that the broadband economy can bring to their lives. Broadband is the new essential utility, as vital to economic growth as clean water and goods movement. Intelligent Communities express a clear vision of their broadband future and craft policies to encourage deployment and adoption. Intelligent Communities exhibit the determination and demonstrated ability to develop a workforce qualified to perform skilled labourfrom the factory floor to the research lab, and from the construction site to the web design studio. For business, broadband is to innovation what fertilizer is to crops. Intelligent Communities work to build the local innovation capacity of new companies, and businesses. Like businesses facing greater global competition, communities must work harder than ever to communicate their advantages and explain how they are improving their position as wonderful places to live, work and build a growth business. Effective marketing shares this story with the world, while advocacy builds a new vision of the community from within.

15 AlloaLandowner Group is an organized and committed group of landowners that are prepared to dedicate lands to the municipality for a satellite college campus, hospital and cultural arts centre. In addition, areas within Alloawill be intended for a high-tech business park and an adult lifestyle community. Community would be designed and planned as an Intelligent Community and be a showcase for innovation and new technologies, creating a unique and exciting identity for Caledon as an emerging destination for high skilled work force and employers.

16 AlloaVillage would require approximately 25,000 population and 10,000 jobs to fulfill this vision. The AlloaVillage Landowner Group request Council to consider 25,000 population and 10,000 jobs for Alloaas part of the Town s request for population and job allocations to the Region of Peel. AlloaLandowner Group is looking forward to working with Town Council to realize this vision for Alloa Village.
