Asbestos remains one of the most problematic health hazards in domestic, commercial, industrial and public buildings today. If in good condition and undisturbed it presents no risks. However, organisations need to take extreme care to comply with changing legislation when carrying out management reviews, remediation, demolition and monitoring. 1. Management Services Policies for Best Practice The Control of Asbestos Regulations 2012 defines all aspects of asbestos management from developing asbestos policies to developing and maintaining an asbestos register through to managing asbestos remediation projects. IOM is a quality provider of asbestos services and a leader in our field. We have no links with asbestos removal companies and therefore provide totally impartial and independent advice. We provide solutions that minimise disruption and avoid shutdowns and unnecessary removals. This often enables our clients to avoid delays, costs and re-work. Our independence is key. Asbestos Surveys The Foundation of Safe Asbestos Management Surveys allow you to effectively manage asbestos containing materials, to assess risk, and to develop a strategy should further refurbishment or demolition works become necessary. At IOM our main survey work includes: Management Surveys This is the core survey to locate, as far as reasonably practicable, the presence and extent of any suspected ACMs (Asbestos Containing Materials) and to assess their condition and provide a risk assessment on any disturbance. This is a minimally intrusive survey. Refurbishment and Demolition Surveys This type of survey is required before any refurbishment or demolition work is carried out to a building. It is used to locate and describe, as far as reasonably practicable, all ACMs within the building or area. The survey will be intrusive and involve a degree of destructive inspection, as necessary, to gain access to all areas, including those that may be difficult to reach. Asbestos in Soil Surveys and Consultancy IOM undertakes surveys and analysis to assist local authorities, developers and other businesses in the protection of workers and the public from the hazards associated with the presence of asbestos in soil. Many brownfield (and some greenfield) sites contain the residues of asbestos from previous buildings or as a result of tipping. We help Local Authorities to meet their obligations under Part IIA of the Environmental Protection Act 1990, and employers to meet their obligations under CAR (2012) and the Health and Safety at Work Act. Our services include undertaking quantitative risk assessments to assist our clients in decision-making and providing advice on safe methods of work for contaminated sites.

3. Air Monitoring Essential Testing Before, During and After Asbestos Remediation 4. Laboratory Analysis One of the UK s Foremost Asbestos Analysis Facilities Disturbing asbestos containing materials releases asbestos into the air and once there, it can become a danger to health. Asbestos can be disturbed during planned refurbishment or repairs to a property, by accident during emergency removal, maintenance or repair work on ACM s, and even by general wear and tear. The current regulations require asbestos to be managed with great care. Monitoring of asbestos in the air is needed in almost any situation where asbestos materials are removed or disturbed. These regulations can be adhered to using our quality air monitoring services. Our independent four stage clearances following asbestos removal and our advice on risk reduction ensures a cost-effective and compliant strategy. Our independence allows us to act impartially on behalf of the client and we often engage in project management during the removal process. Our monitoring services include: Background monitoring in areas where asbestos materials are present Witnessing smoke tests and commissioning of enclosures Leak testing for assessing fibre concentrations during removals outwith the enclosure Personal monitoring during asbestos activities Four stage clearance testing Visual inspections Reassurance monitoring IOM offers a specialist analytical service for all types of asbestos bulk samples including identification and quantification of asbestos in soils and aggregates. We also offer optical fibre counting, and for samples where the differentiation of asbestos from other fibre types is important, analysis by scanning electron microscopy (SEM). Our extensive expertise and experience allows us to successfully tailor analytical investigations to solve clients unique problems. We provide premium same day or next day services where appropriate. Our clients include local authorities, UK environment agencies, consultancies, universities, manufacturing businesses, utilities and the construction sector.
