1 Welcome Welcome to Linden Homes public update event regarding our proposals for land off Moorview, Marldon. Previous completed Linden Homes developments We met with residents and councillors at our public exhibition in March when we shared our vision for this site, following the granting of outline planning permission in December 2013 for up to 40 new dwellings. At that exhibition we asked for feedback on our proposals and the purpose of today s event is to present details of how our plans have been amended and progressed following the comments received. We hope you will find today s event of interest and would like to thank you for taking the time to attend. 2 About us Linden Homes is the country s fifth largest house builder. We are the house building division of Galliford Try, one of the UK s leading construction companies. Linden Homes South West is based in Newton Abbot and is one of 10 regional offices that operate across England, from Cornwall to Northumberland. With a reputation for bespoke and creative developments in prime locations, Linden Homes prides itself on delivering individual house designs, and amongst their numerous awards was named housebuilder of the year at the Housebuilder Awards 2013 and the Ideal Home Blue Ribbon Awards 2013 & Engaging with local communities is key to the work that we do. We understand that if we are to deliver houses that not only meet the aspirations of those who seek to live in them, but also enhance the existing neighbourhood, then we need to talk to and engage with local people. By seeking out local knowledge, and listening to local opinion, we are able to build a complete picture and identify the wider benefits that development can bring to the existing community. Linden Homes is proud to be part of the Considerate Constructor s Scheme, and works hard with local communities throughout the construction process of its developments. 3 Site background Outline planning permission was granted in December 2013 for the provision of up to 40 new homes. This planning permission confirmed the principle of development and the point of access. Linden Homes is now developing detailed proposals for the site and will be submitting a Reserved Matters planning application, which will include the position, design and mix of the proposed new homes. 4 Previous exhibition feedback At our exhibition held in March, we sought feedback on our plans; the responses we received have informed our proposals where possible and appropriate. Attendees at the public exhibition were asked four questions regarding the proposals. The summarised response to each question is detailed below. Question 1. Are you supportive, partially supportive, unsure or against these proposals? 72.2% of respondents indicated either support or partial support for the proposals. The pie chart opposite illustrates the breakdown of responses. Question 2. What are your views on the proposed layout? A total of 33.3% of respondents were supportive of the proposed mix/layout. A further 16.7% of respondents noted that the proposals were well thought out. Further positive comments made by 11.1% of respondents noted the attractiveness of the proposals and a belief that the local area/landscape is acknowledged and protected. A number of comments were made via the feedback forms received following the exhibition, these comments included: Marldon needs mixed housing & this is the ideal spot. I have supported the idea of houses in Moorview from the start. Marldon needs younger blood in the village. This site is ideal as it does not increase traffic in the village, it is ideally situated. There is a need for more housing. Will tidy the area up and bring work as well as needed affordable homes to the area. Pie Chart - Graph Indication of Support Unsure: 11.1% Question 3. What, if anything, would you like to see changed? The most frequent comments raised by 22.2% of respondents, were requests for brick/cobble/stone finishes on the homes. Three respondents commented that they did not like the coloured render/render finishes on the homes and two respondents were concerned with the size of the gardens. Question 4. Do you have any further comments? A wide variety of singular responses were made for this question. The only response given by two people stated an intention to follow the progress of the proposals. Other respondents took the opportunity to ask questions such as whether Linden Homes had intentions to develop elsewhere in Marldon or to make general comments such as wishing Linden Homes good luck. Against: 16.7% Partially Supportive: 33.3% Supportive: 38.9%
5 Linden Homes Amended site layout and elevation Following a review of comments received from the exhibition, we have been able to progress our proposals and further develop the site plan. The layout below shows our renewed layout, together with amended and additional site elevation drawings. Following this public update event, a planning application will be submitted to South Hams District Council in May There will, of course, be the opportunity to provide further comments once the application is submitted, through the Councils own statutory consultation period.
