4 Philadelphia Residential and Economic Growth Forbes posted a recent survey naming Philadelphia as the best city for millennials because of its below average unemployment rate, which is 20 basis points lower than the national average, as well as its supply of affordable housing. Based on feedback from 2,000 people born between 1982 and 1998, the survey found that millennials flock to cities that maintain a thriving job market, affordable rent and affordable home prices. 5 Residential Real Estate Trends The home building forecast affirms the interest outside investors have shown in multifamily residential projects locally, with companies like Bozzuto and Southern Land Company becoming major players in both construction and property management locally. Where they re playing, however, highlights another emerging trend that will affect real estate markets in the year to come: Housing affordability. 6 Innovation and Technology Growth When you think of technology hubs, Silicon Valley and a few other regions come to mind, but Philadelphia may not rise to the top of your list. However, it s no secret to those of us in tech that the region is not only tech-friendly, but also provides a great atmosphere to build a business. As Philadelphia continues to develop economically, new opportunities are opening up for a burgeoning Philadelphia-based technology industry. These changes, combined with a strong presence of talent and resources, are creating an attractive commercial ecosystem ripe for technology, innovation and growth. Now is the perfect time for tech companies to establish themselves in Philadelphia and capitalize on this region s success. One of the significant factors driving new opportunities is the growing influx of young professionals choosing Philadelphia. This region has long been a renowned education center with more than 90 leading universities, but has faced challenges retaining graduates. However, new demographic data suggest a shift in this trend. A study by the nonprofit, Campus Philly, found that 48 percent of non-native Philadelphians said they were staying in the area after graduation, a significant increase from 29 percent in And with 27 percent of Philadelphia s population now made up of millennials, the city has a new vibrancy. This ever-changing workforce will create new opportunities. It s no surprise that Philadelphia has been named one of the top 10 innovation -centric urban areas in the nation. Philadelphia is rising to the opportunity, making great strides to provide the infrastructure and support necessary to continue to attract and retain innovators. Throughout Philadelphia, developers are establishing affordable office spaces geared towards entrepreneurs and startups. Co-working spaces are becoming the norm with Pipeline, Industrious and the soon-tocome WeWork Philly to name a few. In the heart of Center City, the designers of the mixed-use East Market project are constructing an entire office building to attract creative firms and technology companies downtown. The Wexford Science + Technology and the University City Science Center are planning a $1 billion development with the goal of crafting an innovation hub to contend with the likes of Cambridge and other international centers of education, sciences and technology. These developments are fostering tech innovation hubs around Philadelphia. With more than 30 co-working offices, startup incubators and accelerators welcoming tenants, it has never been this easy to find a startup space in the City of Brotherly Love. Universities are investing in state-of-the-art collaborative spaces as well. Temple University s Fox School of Business has established an Innovation Lab providing a space and support system for student teams of entrepreneurs or consultants working on new ventures. This lab has fostered a creative space for students to test and develop new ideas. Philadelphia has also developed a strong support network of local business leaders and investors. Organizations such as the Greater Philadelphia Alliance for Capital and Technologies (PACT) are working to advance the city s technology leadership by actively bringing entrepreneurs and investors together. As chairman of the board for PACT, I have seen the impact of such an organization firsthand. Through public funding initiatives such as StartUp PHL and investors such as NewSpring Capital, Osage Ventures, First Round Capital, and Ben Franklin Technology Partners entrepreneurs with smart business models have greater access than ever before to resources, mentorship, and funding to expand their enterprises. Philly Tech Week, which just celebrated its fifth and most successful year, is just one example of how the surrounding business community is loudly expressing its support of this city s technology sector. Equally important, Philadelphia is at the center of many industry sectors undergoing rapid technology disruption, creating huge drivers for innovation and growth. Healthcare and financial services are great examples of local industries embracing innovative technological solutions to change the way in which they operate and engage with their partners and customers. All in all, this intersection of a young creative workforce, growing regional support and market opportunity makes Philadelphia a great place to build a business. 7 Historical Attractions and Tourism Welcome to Philadelphia's Historic District, the birthplace of the nation and the first World Heritage City in the U.S., as designated by the Organization of World Heritage Cities (OWHC). The Historic District, spanning from the Delaware River to 7th Street and from Vine Street to Lombard Street, is rich in history after all, this was the heart of Philadelphia's original city. Independence Hall: In Independence Hall in 1776, the Founding Fathers came together to sign the Declaration of Independence and, 11 years later, write the U.S. Constitution. Guided tours of the hall are available to visitors yearround. Free, timed tickets are required and can be picked up at the Independence Visitor Center at 6th and Market streets. Tours can sell out before noon, so plan accordingly. Independence Hall is part of the U.S. National Park Service and Independence National Historical Park. Independence Visitor Center: The all-in-one Independence Visitor Center at 6th and Market streets serves as a clearinghouse of information and a box office for free timed tickets to Independence Hall. 10 The Future of Philadelphia Philadelphia is in an excellent position for continued growth. According to the Center City District, last year 6,686 residential units, nearly 2,000 hotel rooms, close to 2 million square feet of commercial/mixed-use projects and more than 2 million in new retail space came online or was in development, representing a total real estate investment of $6.7 billion. There are an abundance of wide-ranging construction projects right in the heart of our city including, the Comcast Tower, the largest development in the city s history, the vast mixed-use East Market development and the $575 million renovation of the The Gallery. Even if you step away from Center City and head north, we see residential projects, restaurants and renovations, including the upcoming restoration of the Divine Lorraine. In addition, Mayor Michael Nutter recently announced a $8.7 million plan to install 41 new street lights from Hamilton Street to Glenwood Avenue on North Broad to illuminate the up-and-coming area at night. All of these incredible initiatives are raising the city s profile as a great place to live, work and enjoy. Philadelphia s construction boom doesn t stop there. Our world-class universities are expanding and improving their campuses as they continue their efforts to attract the brightest minds from around the country and the world. At Torcon, a region construction industry leader, we ve been directly involved in several of these expansions, including recent developments at Temple University, the University of Pennsylvania and Villanova University. At Temple, the Goldenberg Group developed The View at Montgomery, a LEED silver, 313,000-square-foot student housing project that added 832 beds last year, and the building has received rave reviews from students. Meanwhile Penn restored its Arts, Research and Culture (ARCH) building into a vibrant community hub in the center of campus. The addition of these state-of-the-art academic facilities is corresponding with a sharp rise in the millennial population within Philadelphia. It appears that these Philly-based universities are helping to not only attract, but to also retain these young, bright minds as they help create a unique Philadelphia experience. The healthcare sector is working in tandem with the growth of Philadelphia as we continue to see cutting-edge medical facilities popping up to offer advanced healthcare, provide jobs to promising individuals and to serve as hubs for research and innovation. These medical institutions have likewise taken steps to upgrade their infrastructure in recent years. In 2014, Torcon began working with St. Christopher s Hospital for Children on its $110 million expansion project which includes the ongoing construction of a new 135,000-squarefoot Pediatric Critical Care Tower and the opening of the 30,000-square-foot Center for the Urban Child, which provides children with access to services that address social needs in real time. Other Philadelphia healthcare centers such as Thomas Jefferson University Hospital and the Children s Hospital of Philadelphia have upgraded their facilities and operating rooms with the latest technology and medical equipment available. Along with all of this exciting construction growth, the largest metro to metro migration in the United States consists of people leaving New York City for the Greater Philadelphia Area. Such influxes of new residents are generating excitement and buzz as Philadelphia builds on its already strong urban and cultural foundation. Even Philadelphia s commercial office space, long in retreat with 7 million square feet of space shed in the last 25 years, is seeing a resurgence as occupancy rates have dropped below 10 percent this year. That signals significant improvement from the five-year high of 13.5 percent in With the Comcast Innovation and Technology Center adding 1.29 million square feet of world-class office space, already fully leased by Comcast, and the FMC Tower by 30 th Street Station planning an additional 635,000 square feet of commercial space, Philadelphia is well-positioned to attract businesses from surrounding areas.
