STUDENT ACCOMMODATION HOUSE RULES

Welcome to the Yarrawonga Health s (YH) Student Accommodation. We hope that students enjoy your placement at Yarrawonga Health. When living in student accommodation you are granted a lot of freedom, but this freedom does not come without responsibilities. As you are living with a group of people in a relatively small area of livings space, there are some rules that will make living together more pleasant for everybody involved. We aim to give you the best possible environment to allow you to enjoy your time here to study. To achieve this Yarrawonga Health has some basic House Rules which each student must ensure they comply with. However sections may be amended without notice by Yarrawonga Health in response to changing circumstances or for any other reason. 1. BEHAVIOUR HOUSE RULES Guest behaviour: guests must not interfere with the reasonable peace, comfort and privacy of other residents. Maintenance of rooms: Guests are responsible for cleaning their rooms and for assisting other guests to keep common areas clean and tidy at all times. No rubbish is to be left in the common areas at any time. Guests must maintain their rooms in a way that does not interfere with the reasonable comfort of other residents, and in a way that does not create a fire or health hazard. Residents must not intentionally or recklessly damage or destroy any part of their rooms or a facility in their rooms. Rooms must be in a condition that does not give rise to a fire or health hazard. Rubbish: All rubbish is to be placed in a plastic bin liner in the kitchen bin. When the bin is full take the rubbish bag outside and put it in the big pin that is provided. Cleaning: Upon check out should the cleaner be required to clean for longer than the prescribed amount of time guests will be required to pay a $40 cleaning fee. Common areas: Common areas are areas shared by different residents. They may include living room, bathrooms, kitchen, hallway or yard. Yarrawonga Health will take reasonable steps to make sure the common areas and the facilities in them, are kept safe, clean and in good repair. The guests must make sure they leave common areas neat, clean and tidy after using them. Guests should not leave personal items in common areas. Door locks and keys: Guests must not tamper with (or change) a door lock on the premises, or make copies of keys. Animals: No animals permitted in residence 2. For those collecting keys after hour s payment must be made on next business day. 3. MAINTENANCE All maintenance required for all areas must be reported to the YH Maintenance Department as soon as possible on 5743 8154. If you have an emergency out of hours you can call the YH After Hours Coordinator on 0476 805 043 WHAT IS AN EMERGENCY REPAIR A burst water service A blocked or broken toilet system A serious roof leak A dangerous electrical fault Flooding or serious floor damage A failure or breakdown of the electrical or water supply A failure or breakdown of an essential service or appliance on the premise for hot water and cooking A fault or damage likely to injure a person, damage the property, or unduly inconvenience a guest of the premises 4. COMMON AREAS Yarrawonga Health may access the accommodation without notice for the following reasons during Business Hours: To show prospective guests through the house To inspect all common areas To inspect any maintenance that has been done in common areas Cleaning & Maintenance Yarrawonga Health may access the accommodation without notice at any time for Emergencies. A vacuum cleaner is located in the laundry cupboard for your convenience. All kitchen appliances, work surfaces, benches, cutlery, dishes, utensils and crockery must be washed cleaned then put away after use. \\yhfp01\shared\administration\student accommodation\yh student accommodation house rules.docx (April 2016) 5 P a g e

5. LOCKS AND KEYS On arrival guests are issued with one key, this key will get you into the front and side door of the house and into your room only. It is suggested that you lock your room when you are not in there. Yarrawonga Health will take no responsibility for unsecured rooms and loss of personal or YH property. Keys are to be returned to the Main Reception on your departure, if you are leaving after hours or on a weekend, please lock your key in your room. What happens if I lose my key? If you lose your key you will be charged a fee of $50.00 per key to have the key replaced. What happens if I lock myself out of the House? If you are locked out during business hours (Monday to Friday 9am to 5pm) you can come to the Main Reception and collect a key; this will be no charge to you. The key MUST be returned back on the same day. If you are locked out after hours (including weekends and public holidays) please contact the YH Afterhours Coordinator on 0476 805 043. A $30 call out fee will be charged. 6. NOISE All guests have the right to quiet enjoyment of their environment, particularly students wanting to study at any time. Guests are required to minimise any noise, please be considerate of guests on afternoon or night shift that may be sleeping during the day. Any guests found causing a disturbance due to noise will be in breach of their agreement and further steps will take place. Abusive or noisy behaviour from any student to another student, neighbour or staff member of Yarrawonga Health will not be tolerated at any stage during your stay. This will result in immediate eviction from the property. 7. LAUNDRY A washing machine is provided for personal washing. Guests must supply their own laundry detergent. 8. PARTIES STRICTLY NO PARTIES ARE ALLOWED ON THE PREMISES AT ANY TIME If you are found having a party you will be breaching your agreement and you may be asked to vacate immediately. If a party is held and the property is damaged or a cleaner is required to clean up after the gathering, all guests in the house will have to pay any cleaning and maintenance expenses that may occur. \\yhfp01\shared\administration\student accommodation\yh student accommodation house rules.docx (April 2016) 6 P a g e

9. USE AND ABUSE OF ALCOHOL Alcohol may be consumed (in moderation please) on site by those legally entitled to do so. Breaking of house rules, abusive or illegal behaviour arising from the consumption of alcohol will not be tolerated and you may be asked to vacate immediately. 10. DRUGS AND UNLAWFUL SUBSTANCES Students shall not keep, use or have in their possession a substance that is forbidden by law. Any student that is found with substances will be reported to the police and you may be asked to vacate immediately. 11. SMOKING & CANDLES Smoking is prohibited on all Yarrawonga Health properties. If you do smoke on nature strip cigarette butts must not be thrown into garden beds, pavement areas, or grassed areas at any time. Candles, oil burners, incense burners and mosquito coils etc. are prohibited in the house at all times. 12. COMPLAINTS, GRIEVANCES, NEGLECT, ABUSE AND HARRASSMENT All guests have the right to stay in an environment free of verbal abuse, physical abuse and any forms of discrimination or harassment (which includes sexual abuse). A Complaints Register for guests is kept in a secure place. Any guest who wishes to submit a complaint or has any grievances are encouraged to do so in writing without fear or recrimination or discrimination. All written and verbal complaints or grievances will be taken seriously and recorded in our complaints register. Harassment of any kind will not be tolerated. If an individual makes an unwelcome advance or an unwelcome comment to a guest when that guest has made it clear that conduct is unwelcome, whether physical, verbal or written, this constitutes harassment and should be reported to Yarrawonga Health and or the Police. 13. POSTERS AND WALL DECORATIONS Guests are not permitted to affix any items to the walls or doors which include sticky tape, picture hooks, staples, drawing pins or double sided tape. \\yhfp01\shared\administration\student accommodation\yh student accommodation house rules.docx (April 2016) 7 P a g e

14. ELECTRICITY USAGE & EQUIPMENT Please ensure that all air conditions/heating units are turned off in bedrooms before leaving the house. Ensure all lights, television are turned off before leaving the house or before going to sleep at night. Any electrical equipment brought into the accommodation facility by guests must be electrically safe and sound. If you are unsure of any items please report to the maintenance department for inspection. 15. LINEN SHEETS MUST BE USED ON BEDS AT ALL TIMES Linen is provided to all bedrooms. All linen, pillows, blankets, towels, doonas & mattress protectors, remain the property of Yarrawonga Health. When vacating the room we ask that you strip your bed and place used linen in the bag provided in your cupboard and placed on floor of room. You are no required to remake the bed. PLEASE DO NOT WASH THE LINEN WHEN YOU ARE VACATING THE ROOM. All bath towels and face washers are to be put in red skips in bathroom. 16. RUBBISH AND RECYCLING All general waste is to be placed in a plastic bin liner in the kitchen bin (additional liners can be found in pantry). Full rubbish bags should be placed in the green bin with yellow lid outside. Recycle waste (E.g. bottles, cans, newspapers) are to be placed loose (not in plastic liners) in the outside blue bin with the yellow lid. This bin is emptied every fortnight. Do not leave food or scraps in your bedroom this encourages vermin such as cockroaches, rats, maggots and flies to infest the property.
