KARNATAKA INDUSTRIAL AREAS DEVELOPMENT BOARD (Government undertaking) No:KIADB/JD (T&P)/608 /2016-17 Date:12-04-2016 :: CIRCULAR :: Sub: Fixing of time limit for Allotment of plot, construction of buildings in the plots and providing water supply connection to the plots allotted in the Industrial Areas of Karnataka Industrial Areas Development Board. ***** The Government of India has implemented Business Reforms Action Plan 2016 under Ease of Doing Business in order to perform public works within the stipulated time. Karnataka Industrial Areas Development Board has taken steps to implement the Action Points of Business Reforms Action Plan 2016 pertaining to KIADB. Karnataka Industrial Areas Development Board is allotting plots to prospective entrepreneurs after acquiring lands all over the State and completely developing industrial areas with all infrastructure. KIADB is approving Development plan / Building plan submitted by the Entrepreneurs for the allotted plots and issuing Commencement Certificate and Occupancy Certificate. KIADB is also giving connection for water supply in respect to the said plots as per the requirements. For the aforesaid activities, steps are to be taken on priority basis from the date of receipt of application. The aforesaid activities are to be completed within the stipulated time from the date of receiving application till issue of approval letters/ Certificates to applicant/allottee and as such following time limit is fixed for the said activities: Sl. Details No 1. Allotment of Plot Time limit a. Along with the application Initial Deposit to be submitted (30%/20%/10% of the Land Cost)

2 b. 70% 80% 90% of land value to be paid. 90/150/180 days from the date of allotment letter. c. Obtaining possession certificate 1 month after confirmation of allotment d Execution of Lease cum sale deed. Within one month from the date of possession e. Getting approval from the Board for Development Plan/ Building plan. f. Completion of construction of the industrial shed, installation of machinery and commencement of production 2. Building construction From the date of filling application (with all relevant documents/no Objection Certificates) Within 6 months from the date of execution of Lease cum-sale deed. Within 36/60 months from the date of possession a. Approval of Development plan/ Building plan. 30 days b. Plinth inspection to be completed 7 days c. Issue of Commencement certificate (7days for inspection + 1 day for issuing certificate). d. Issue of Occupancy certificate 8 days 8 days (7days for inspection + 1 day for issuing certificate). 3. Water Supply connection From the date of application (with all relevant documents/no Objection Certificates) 45 days It is hereby instructed to all Development Officers to complete the aforementioned activities, within stipulated period and this order is issued for strict compliance. Scrutiny of Documents & NOC s by the Assistant Engineer. 5 Working Days ii. Inspection Letter to Applicant for Inspection of site. 2 Working Days iii. Site Inspection by the DO along with DDO & AE. 7 Working Days iv. Uploading of Site Inspection report. 2 Working Days v. Verification of drawing/plans by AE and forwarding with opinion to DDO. 5 Working Days vi. Verification by DDO and forwarding with recommendation for Approval to DO. 5 Working Days vii. Approval by DO. 3-4 Working Days

Scrutiny of Documents & NOC s by the Assistant Engineer. ii. Inspection Letter to Applicant for Inspection of site. 3 Working Days 7 Working Days iii. Site Inspection by the DO along with DDO & AE. 2 Working Days iv. Uploading of Site Inspection report. 2 Working Days v. Verification of drawing/plans by AE and forwarding with opinion to DDO. vi. Verification by DDO and forwarding with opinion to DO. 4 Working Days 4 Working Days vii. Verification by DO and sends to Head Office (CDO&CE) with recommendation along with site inspection report, Documents/NOC s for approval. 5 Working Days viii. Scrutiny by Caseworker and sends with opinion to JD(T&P) ix. JD(T&P) Verifies and sends with recommendation for approval to CDO&CE x.
