Texas The Lone Star State The 28th state to be admitted into the Union, Texas is the second largest in size and population, is home to 3 of the 10 largest cities in America, and has a rich culture and history. The name Texas comes from a Native American word meaning friendship, which is also the state motto. Texas was originally set up as part of Spain s Colonial Mexico and was ruled by Spain from 1519 to 1685 and 1690 to 1821 with a brief French takeover from 1685-1690. Once Mexico had established its independence from Spain, Texas was then a part of the Mexican nation, until Texas itself had a revolution in 1836. The Republic of Texas lasted until 1845, once they became part of the United States; the only State to become part of the Nation by treaty instead of territorial annexation. Its earliest inhabitants were probably Archaic Age huntergatherers. Wichita and Taovaya Indians migrated into the area from what is now Kansas and Nebraska beginning in the middle of the eighteenth century. Despite their use of horses, which were introduced into the region by Spanish explorers, and their consequent facility as buffalo hunters, these peoples were heavily dependent on agriculture. The location of their lands placed them in conflict with the Lipan Apaches and Comanches, both of whom claimed the area and continued to visit it after they were removed to Oklahoma. The Indians often came into conflict with white settlers in the region after 1850, when federal troops forced them to move to reservations north of the Red River. Clay County was created and organized in 1857 from Cooke County. It was disorganized in 1862 because of the lack of troops to protect from Indian raids. It was reorganized in 1873. Henrietta is the county seat. Clay County is bordered on the north by the Red River and the state of Oklahoma. Clay County was also the home of the first Hereford herd brought to Texas by W. S. Ikard in 1876. The first commercial gas well in North Texas was located 13 miles NW of Henrietta in 1907. The area that became Wichita County was home for Caddoan Indians, principally the Wichitas and Taovayas, who migrated to the area from present Kansas and Nebraska, in the middle of the eighteenth century. Despite their mastery of the horse introduced into the region by Spanish explorers and therefore the buffalo, these natives remained heavily dependent upon agriculture. A number of Europeans, beginning with the Spanish Indian trader Athanase de Mézières, visited the area that became Wichita County during the late eighteenth and early nineteenth centuries. Among these were Pedro Vial and José Mares, who crossed the region in the course of developing trails from San Antonio to Santa Fe, New Mexico, in 1786 and 1787, and members of the Texan Santa Fe expedition in 1841. Although local lands had been granted to survivors and heirs of soldiers who fought in the Texas Revolution as early as the 1830 s, the first surveys of the area that is now Wichita County took place in 1854 under the direction of the Texan Emigration and Land Company. Mabel Gilbert, a pioneer of the settlement that became Dallas, became Wichita County's first permanent Anglo-American settler when he built a house on a bluff above the Red River, ten miles north of the site of present Wichita Falls, in 1855. Although Native Americans twice drove him from his isolated farm, in 1855 and 1862, he returned in 1867, and died there three years later. Wichita County was established by act of the Texas legislature on February 1, 1858, from the Cooke Land District, and was attached to Clay County for judicial purposes. The new county was named for the Wichita Indians, and settlement was hindered by Indian attacks. Most of the area's Anglo-American pioneers arrived after 1870, when school lands were purchased to become cattle ranches, which have remained an important part of the economy. 15

How much House Can You Afford? How much you can afford is determined by a relatively simple formula. Lenders generally figure that no more than 28 percent of your income should be for total housing costs. In addition, they require that your total monthly debt be less than 36 percent of your income. (Note: These are general numbers. Other loan programs may allow higher percentages.) For example, if you make $48,000 a year, divided by 12 months, your monthly income is $4,000. (Remember, that s $48,000 in gross pay, before federal and state taxes are removed.) Twenty-eight percent of $4,000 is $1,120. That is the most you can make in a monthly mortgage, taxes, and insurance payments. Generally, to qualify, the self-employed buyer must have been self-employed in the same line of work for at least 24 months before applying for a loan. Lenders use your net income, the figure at the bottom of schedule C of your federal income tax form, to decide how large a mortgage you can carry. But they don t look at what you earn now or what you made last year. Rather lenders figure the monthly average of your income over the past 24 months. Also, overtime pay & bonuses sometimes may not be figured into your average income. Don t forget that points, closing costs & other out-of-the-pocket expenses probably will come out to about one percent of the mortgage amount. Reduce. Reuse. Recycle. 28 29
