Niles President and Executive Director, effective the first of the year. Mr. Niles comes to MCEDC after 13 years in the local commercial real estate sector, most recently with CresaPartners. Mr. Niles serves on the board of BioStrategy Partners, a virtual life sciences incubator, and is a consultant to the Chester County Keystone Innovation Zone, working with academic and healthcare institutions and biopharma companies. A graduate of Ithaca College, Mr. Niles resides in Merion Station PA. MCEDC is a private, non-profit, non-govenmental corporation dedicated to supporting and furthering economic development in Montgomery County. Financing Notes Current PIDA Rates The PIDA participation rates are set for the current fiscal year (July 1, 2011 - June 30, 2012). The current rates are 2% and 3% and are reset each quarter. Current SDC Rates The SDC interest rate will be established from time to time by SDC and may change based on market conditions. The current SDC interest rate is equal to 4.50%. Once the loan has been funded, the SDC interest rate will then be reset every five years thereafter at a rate equal to the yield on the Five-Year Treasury Note plus 300 basis points but in no event will that reset rate be lower than the initial rate of the loan.
