Teal Pace 720-641-4358 Construction Cost: $32,945,000 Project Description: RLH Engineering was selected by CU-Boulder to provide a comprehensive environmental survey of the facility (including asbestos, lead-based paint and other regulated building materials) and complete abatement design services. Beyond these services, RLH was retained to provide abatement contract administration, project management and onsite project observation/air monitoring. Baker Hall, originally constructed in 1936, was scheduled for complete architectural and MEP renovation. The project would leave the core-andshell of the historic residence hall intact, but completely reconfigure the interior layout and distribution of building utilities. RLH coordinated a team to provide the environmental survey field work in a short time window before the building became occupied with students in the fall of 2012. Upon completion of the survey, RLH provided abatement Schematic Design, coordinating this work with the Owner, Architect and CM/GC. RLH worked with this team to determine the necessary abatement scope and identify the abatement cost estimate. Abatement Construction Documents were then developed, and issued for bidding by abatement/demolitions contractors, as part of the CM/GC s scope of work. The facility offered many unique challenges, including the assessment and determination of abatement/demolition scope for OSHA-regulated trace-asbestos plaster, determination of hidden wall chases for abatement of TSI on hydronic piping, and complex abatement enclosure phasing to accommodate and an aggressive abatement/construction schedule. Eddy Hall, originally constructed in 1963, was scheduled for complete architectural and MEP renovation. The project would leave the shell intact with dramatic alterations to office and classroom spaces. RLH coordinated a team to provide the environmental survey field work in a narrow time-frame in December 2013. Upon completion of the survey, RLH provided abatement Schematic Design, coordinating this work with the Owner, Architect and GC. RLH worked with this team to determine the necessary abatement scope and identify the abatement cost estimate. Abatement Construction Documents were then developed, and issued for bidding by general abatement contractors, separate from the GC s scope of work. The facility offered many unique challenges, including variance recommendations so that the GAC could hasten the abatement process, intricate temporal coordination with on-site subcontractors to facilitate building access, and strict contract administration/oversight which ultimately resulted in a significant deductive change order for the Owner. ABATEMENT CONSULTING Project Name: John Evans Middle School Asbestos Abatement and Demolition Consulting Client: Weld County School District Six Contact Information: Mr. Brad Johnson 970-348-6400 Abatement Cost: $939,190.00 Date Completed: December 2015 Architect: RB+B Architects General Contractor: FCI Constructors Abatement Contractor: Peak Environmental Project Description: The Scope of Work included design and oversight of approximately 46,000 SF of asbestos containing acoustical spray on concrete; 28,000 SF of asbestos containing block filler; 33,000 SF of asbestos containing floor tile. The Scope of Work included demolition of existing masonry and brick walls in order to access all areas of the ceiling system. A structural demolition design was completed to safely remove the walls during the abatement process. As part of the work, mercury lights and PCB ballasts were removed as part of the abatement process. RLH Engineering designed the abatement project as part of the design team assembled by Weld County School District Six. The design included phasing of abatement after the new Prairie Heights Middle School was completed this allowed abatement to be completed during off-peak hours to maximize the abatement and demolition schedule and budget.
