PRIVATE EQUITY IN PROPERTY

IDEAS, ENERGY AND EXPERTISE 1 One of the leading land promoters in the Eastern Region Promoting land for over 16,000 dwellings Adding value through community engagement Pigeon is an entrepreneurial property company operating predominantly in the Eastern Region creating value for investors through Land Promotion and Property Investment. The exceptional economic performance of the Eastern Region has created unprecedented demand for housing and a tightening supply of good quality commercial property. Through co-investment with a small group of private individuals, Pigeon has developed an exciting portfolio of valuable projects. Land Promotion identifies strategic sites for development and liaises closely with local communities to design sustainable residential schemes. Pigeon is now one of the leading land promotion businesses in the region. Its high success rate in achieving planning is a reflection of the early investment and engagement in the design phase of the planning process. The Investment business identifies real estate with potential to add value. Securing acquisitions, often off market, and implementing rigorous asset management programmes, creates value for investors. Organic growth from the maturing strategic land portfolio is generating further commercial opportunities. One of the fastest developing economic regions in the UK Forecasting continued investment growth Managing commercial investments with a projected end value of over 250m Together, from experience established over a lifetime of living and working in the region, we have created a fast growing and innovative property company JAMES BUXTON Executive Chairman WILLIAM STANTON Director RICHARD STANTON Director Appointed as Chairman following a career at Bidwells, including a decade as Senior Partner, James is a nationally recognised figure in the property market; he leads Pigeon s land promotion activity. Formerly a board member of Savills (L&P) Ltd, responsible for the Eastern Region, Will uses his extensive knowledge of the property market to identify opportunities and provide financial solutions to complex property matters. Benefitting from a wide range of management roles in the property, financial and agricultural sectors, Richard manages the Pigeon business and is responsible for fundraising and investor relations. WILLIAM VAN CUTSEM Investment Director SIMON BUTLER-FINBOW Planning Director THE MANAGEMENT TEAM William leads Pigeon s investment activity, using his analytical and managerial skills to evaluate opportunities and build an imaginative and balanced portfolio. Simon has a successful track record in both the public and private sectors. He applies his development experience and local political knowledge to deliver sustainable, design-led schemes. The Board is supported by a team of specialists with expertise in a range of technical disciplines. This includes chartered surveyors, town planners and engineers. Cambridge

LAND PROMOTION The Land Promotion team uses its knowledge and many years experience to promote well located sites for development on behalf of its landowning partners. The objective is to create schemes with a sense of place and character, which are attractive to residents and the wider community. With the advantage of its in-house planning and technical team, Pigeon designs a comprehensive strategy for each scheme. Well supported by external consultants, Pigeon can tackle the most complex projects. Pigeon is currently promoting land for over 16,000 homes, predominantly in Essex, Hertfordshire, Cambridgeshire, Bedfordshire, Suffolk and Norfolk. New sites continue to be added to the land bank. TESTIMONIALS PATRICK FISHER KINGSFLEET, THETFORD Pigeon secured an allocation for development of my family s land at Thetford in 2010, and obtained planning permission for 5,000 dwellings and 50 acres of commercial development in 2015. They worked tirelessly to achieve our objective which will enable Thetford to grow and enhance its position as a thriving market town in a strategic location midway between Cambridge and Norwich. CHRISTOPHER PRATT BURSAR, JESUS COLLEGE Jesus College appointed Pigeon Land as joint promoter of its Science Park and housing development in Cambridge. We are delighted with the energy, effort and enthusiasm that they have put into the project, and the skill with which they have assembled and directed a large professional team. Barrow CASE STUDIES CAMBRIDGE SOUTH WOOLPIT BUNTINGFORD CAMBRIDGESHIRE HERTFORDSHIRE Pigeon Land was jointly selected in 2013 with Lands Improvement Holdings to promote 417 acres of land to the south of Cambridge owned by Jesus College. The land has the potential to deliver 115 acres of science park and up to 1,250 dwellings. The project team is actively engaged with the local authorities and other stakeholders. As the site can be delivered without major new infrastructure, it is hoped that planning permission can be achieved in the near future. 417 acres 1,250 dwellings Actively promoting the site through Examination in Public Pigeon was appointed by private landowners to promote 16 acres of agricultural land at Woolpit. A planning application was prepared and submitted to Mid Suffolk District Council in March 2016 for 120 dwellings. The planning application included affordable housing, five self-build plots, a new car park for Woolpit Health Centre, open space and other community benefits. The planning application was approved in August 2016. Pigeon was commended for its community engagement and for bringing forward a site with clear benefits for the village, future proofing healthcare provision in Woolpit for the foreseeable future. 16 acres 120 dwellings Planning approval and commencement of marketing within 12 months Pigeon Land was appointed in 2013 to promote a 42 acre site at Buntingford in East Hertfordshire. A planning application was submitted for 180 dwellings, a care home, 30 assisted dwellings and extensive green infrastructure. Land for playing fields will be made available to the adjacent Freman College. The first phase of the site was sold in 2015 to a national house builder. 42 acres 180 dwellings, a care home and 30 assisted dwellings Range of community benefits

INVESTMENT The Pigeon investment model targets both yield and capital growth. With an experienced management team and impressive track record, Pigeon is well-positioned to take advantage of the exceptional economic growth in the region. The investment team s knowledge of the market, and its unique network of contacts, have been established over a lifetime of living and working in the region. Pigeon currently manages residential and commercial assets with a projected end value of over 250m. TESTIMONIALS NICK JENKINS FOUNDER, MOONPIG The Pigeon team have the perfect combination of development experience and local knowledge to deliver projects with a market beating return. Investing on a project by project basis gives me really good visibility of the progress of each investment.
