December 4, 2017 Dear TCU Kappa Sigma Theta Chapter Brother, We are writing to ask for your help and to share great news about our TCU Kappa Sigma Theta Chapter. As you are aware, Kappa Sigs were one of the select successful fraternities chosen by TCU for a new fraternity house as part of the Worth Hills Greek Village campus redevelopment. The Greek Village redevelopment has two phases and is being funded mostly by TCU with each fraternity required to raise matching private donations to help fund some costs. The new Kappa Sig House will be a double house like the one shown above and below it is the FA-1 Building. In order for Kappa Sigs to opt in to the development and secure their new house, Theta Chapter was required in phase I to contribute $96,500 by August 31, 2017 to TCU as a direct donation to cover some internal finish out costs. We are pleased to report that 13 Theta alums stepped up and funded this entire phase I required contribution, which was paid in full to TCU in August.

Phase II of the commitment to TCU requires the fraternity to fund the chapter room furnishings and any other custom features not covered by TCU. For the past year under Tull Bailey s leadership, in addition to raising the phase I funds, a group of Theta alums have been working on the governance for the chapter going forward, including creating a House Corporation as the umbrella organization to manage this brand new fraternity house going forward. On all of these efforts, we have worked closely with TCU to make sure we are in full compliance with all their requirements. To quote President Ronald Reagan, we want to trust but verify that the actives are taking proper care of this new house. The House Corp board will help make sure that happens. In fact, all current members will sign a new legal contract that will allow the Chapter to directly collect from them or their parents for any unpaid dues or damages to the new facility. To date, the actives have worked closely with the House Corp to share their views and provide valuable input. The active chapter has also already raised $10,400 that will be used for future maintenance and normal wear and tear replacements in the near term. The actives and their families have stepped up and fully embrace this is not the old Kappa Sigma house and it will not be treated as such either. Separately, the House Corp has been very fortunate to work with John Cochran, President of ClubDesign Associates. ClubDesign recently designed and managed the renovation of Colonial Country Club and numerous other prestigious private clubs. John lives in Fort Worth and is a Kappa Sigma from UNT. Both the proposed chapter floor plan and budget are attached. As reflected in the budget plus some additional costs for the outdoor grill, outdoor furniture and some limited artwork, it will cost in the range of $110,000-$115,000 to furnish and finish out the rest of the house and complete phase II. We are seeking to raise $125,000 to also seed funding for a replacement reserve account. We are asking you to make a donation to help complete the work and have the house open for the fall 2018 semester. Everyone that contributes at least $1000 will have their name listed on a plaque listing them as a donor.

In addition, we are pleased to offer 30 additional naming rights opportunities as listed below. These can be named for you, your family, a current member of Theta Chapter, a combined pledge class, in memory of a fallen Theta brother or some other creative idea we haven t thought of yet. Naming opportunities available and requested donation amount: Chapter Room $25,000 Vestibule Area $15,000 Meeting Room $10,000 Office $10,000 Kitchen $10,000 Director Suite (RA Residence) $10,000 4 th Floor Officer Quarters (4 units) $5000 each 2 nd -3 rd Floor residences (13 units) $2500 each Misc. hallway, storage, bathroom (7) $1500 each Several of the phase I contributors already donated funds at or in excess of several of these requested contribution levels. Phase II donors will have first right on all the above listed naming opportunities. Any unclaimed opportunity will then be offered to Phase I donors. We think everyone receiving this letter would agree that a special part of our TCU and maybe more important life experience is being a Theta Chapter Kappa Sigma at TCU. We all want the next generations of TCU students to be able to share our great experience. We also want to make sure we are attracting the best of the next generation of students. It is important that we remain competitive with the other fraternities who also were selected by TCU to receive this new fraternity house opportunity. It is important that our chapter room reflects the honor and important legacy of what it means to be a Kappa Sig at TCU. We appreciate your consideration and generosity.
