Purpose of the EDE Creates a strategy to achieve a vision of united and sustained economic prosperity for Salinas Identifies policies, goals, and objectives, based on the vision, to guide future public and private sector actions and investment to cultivate a more prosperous and healthy Salinas Develops a plan or map to illustrate the vision as it relates to land use Provides an implementation tool or action plan of projects and programs to ensure the vision becomes a reality Formally a chapter of the General Plan: Relationship to the General Plan Loss of Redevelopment in California Prior and Current ED Efforts in Salinas

Preliminary Employment Projections AMBAG s preliminary projections for Salinas show a growth of about 12,400 jobs between 2010 and 2035. The number of households would grow by about 4,200. In Salinas, there are about 1.5 workers per household, so the projected ratio of jobs to housing growth is favorable.

Market Overview Half of the projected employment growth is in the services industry. Almost no jobs growth is projected in industrial sectors, which would include manufacturing and wholesale distribution, including food processing. The City will need to have a strong economic development strategy to change this projection.

Potential New Types of Job Growth The Steinbeck Innovation Cluster is dedicated to fostering new businesses and job growth in technological fields that can support the agricultural industry. This would be a very beneficial blending of business opportunities between the main economic sector of agriculture and the high technology research and development in Silicon Valley.

Retail Market Overview Salinas serves as a significant regional retail provider, especially for home improvement, department and discount stores, drug stores, and full-service restaurants. Salinas 2010 population was just over 150,000 residents and 40,400 households, with an average household income of about $63,500.

Preliminary Market Projections Based on AMBAG projections alone, Salinas will add another 5,900 households by 2035, while the market area as a whole will add 12,200 households. This household growth will potentially support $115.0 million in new retail spending in Salinas, and $264.4 million in the market area as a whole.

Retail Development Potential Salinas existing retail attraction opportunities would potentially support between 487,200 and 689,900 square feet. The market growth in the Salinas Valley can potentially support another 424,600 square feet in the future.
