A er the mee ng the whole Concern board joined the Opera ve Board s mee ng, also in Lah. The members of REIM Group s Concern and Opera ve Boards in a photo all together from the le : Marko Hellevaara, Vesa Koskinen, Frank Wendelin, Jukka Mäkinen, Saija Toivonen, Jani Takala, Timo Multanen, Kari Metsäkallio, Antero Jun la and Jari Vahviala. According to Timo Multanen, the Chairperson of the Concern Board, the first meeting of the year was started with an overview of the past year 2014, as well as of the start of 2015. CEO of the Concern Saija Toivonen con nued with a wide overview of the opera ve ac vi es. Also overviews by Financial Manager Jani Takala and Marketing and Sales Manager Jari Vahviala were part of the mee ng. The concern board s annual calendar for 2015 was accepted, as well as a bonus system for the whole group in 2015. It was also stated that the streamlining of the whole company structure is going forward as planned. Also the master s thesis ordered from Lappeenranta University of Technology (LUT) was a part of the discussion, especially its possibili es for u liza on. There were many issues and they were discussed widely concretely. What does REIM Finance mean and what kind of a company is Tilikarelia Oy? REIM Finance is still a rather new, probably an unknown, name to our clients. Of course REIM is a well-known name enough to a ract people s curiosity, but what is REIM Finance? The goal is for everyone working with finances in REIM to have coopera on, possibly even a shared policies. Maybe it is possible to create this with me, says Arja Anun, CEO of Tilikarelia Oy. Tilikarelia has a long history for an accoun ng company in Lappeenranta. We have tradi ons from decades ago; both in our company, as well as in our client companies, there have been genera on changes, which shows that our company is old and there is a lot of trust between us and our clients. Nowadays there are 10 professionals working in Tilikarelia. We con nuously arrange supplementary training, thus everyone has acquired specific roles, if you can say so. Naturally, a person is specialized in some specific type of task, which is how the clients are given to different employees. This is how demand and supply meet. Our clients vary from small sole traders to rather large financial en - es, tells CEO Anun. What services does Tilikarelia offer and in what field of business? Nowadays a client in Tilikarelia gets the full management of their finances. Of course, this depends on the client s needs, but all the basic bookkeeping, reports, salaries, financial statements and tax returns all go into the category. In the future we plan to develop our services so that our clients will have even more access to their own bookkeeping and financial situa on as a remote client. How will the accoun ng company services develop and how will this possibly affect the future client rela- onships? I already men oned the cloud service before. In the future the entrepreneur will, most probably, be even more involved in their finances either by taking part or just spectating. Nowadays nearly everyone has an internet connec on and everyone is used to it; why not u lize the channel for handling and researching their own information. When using the cloud services the benefits are seeing everything in real me and, especially, the possibility for using it remotely. Naturally, this is only for those who want to use this, nobody is forced into anything bookkeeping will s ll be done in tradi onal ways. For us the cloud service just saves a lot of me. Our plans for the ICT changes are already in effect and we are doing this together with REIM Kymi under the name REIM Finance, Arja Anun opens up about her company s plans. A good bookkeeper sympathizes with their client in a way that the work is being done as if it was the bookkeeper s own, states CEO of Tilikarelia Oy Arja Anun. What is a good bookkeeper and a financial manager like? First of all, one has to be flexible and able to listen. In addi on to the obvious exper se a good bookkeeper also has to be able to listen to their client and give advice when needed. A good bookkeeper identifies with their client, meaning that the work is done like it s the bookkeeper s own business. It is important that one has understands what the client is talking about, how they feel, where they are going with their business. What is a good bookkeeper and a financial manager like? A good bookkeeper is a Treasure with capital T. They are good listeners and they concentrate on the important issues while holding on to all threads. They are organized and are able to say things clearly in a way that is understood. A good bookkeeper never thinks of themselves as being ready, they are always eager to gather new informa on. They are good with details but they also see en es. A good bookkeeper questions everything and searches for arguments, not giving up un l everything is clear. At least it should start. This applies to both na onal and interna onal models of housing management. The la er should be kept an eye on. However, star ng with a client does not only mean sa sfying the customer. The ac ons must create addi onal value to the customer. A professional should walk in the front row of development while developing and bringing new opera ng models to the client, which bring additional value to the clients. Data systems and digital communication, as well as their development, have been strong trends in housing management. In some countries they are a fixed part of the business, in some their development means having a clear competitive advantage. Using digital systems has already, and will so in the future, affected the business in Finland very dignificantly. The Finnish Real Estate Management Federa on did a report on Interna onal models and prac ces in housing management in 2011 as a part of project Vision of housing management in 2020. This kind of projects are important as they give the possibility to analyze issues and to understand guidelines, as well as give each opera ve the possibility for development. Without development there is no future. That, on the other hand, requires clever work, implementa on and applica on in prac ce. In the abovementioned report three strong development trends were men oned. These are differen- a on of tasks and growth in expertise knowledge requirements, generalizing of data systems and digital communica on, and centraliza on of the markets. The differentiation of tasks is a phenomenon that has clearly changed the field of housing management the most. There are two direc ons of development that are visible especially in Anglo-American countries like Great Britain and USA where the task of a housing management has always been more about leading than producing the services. In these countries the most important task of a housing manager has always been acquiring services from associates, service providers and contractors. In con nental Europe such development has raised its head only in the past decade. Most likely this development will also arrive in Finland one day. The significant factor in this development is the size growth of companies. For example, in the Netherlands and Denmark the differen a- on of tasks has clearly been connected with centraliza on of the markets. At the same me the company sizes have grown. It is wise to follow interna onal development while living in Finland. What does 2014 look like in REIM Group from the aspects of opera onal and financial results? Opera onally last year was exactly what we planned for it to be back in 2013. We did not do any big investments. Just as we had decided. The largest operational change happened in the end of the year when we changed operators from Sonera to DNA. Considering the large size of this opera on it was surprisingly easy to conduct. Financially we have succeeded. I am excited to see the results of the fi nancial statements which will show the final truth. However, I already believe that our goals were met and we have raised our revenues. What do you consider to be the focuses of REIM Group s opera ons in 2015? In 2015 we will go through our strategy again and we will update it. Already one acquisi on was made in the beginning of this year and we are hoping to finish a couple more before the year ends. There are a lot of new winds and only future can tell us what we will create from them. What are the generally biggest challenges in housing management both currently and in the near future? The biggest challenges in our field of business are the personnel s ability to cope with the workload and finding reliable and professional staff. Also the society constantly brings new challenges in our field thus growing the responsibility of housing management companies to follow the legal work.
