OVERVIEW Travis Park United Methodist Church (UMC) has a rich history dating back to 1846. We are a modern church, concerned about the current world we live in, but we also embrace our history and those who have gone before us, leaving a legacy of faithfulness and service to others. For more on Travis Park UMC s rich history, please visit: http://www.travispark.org/who-weare/history. Travis Park UMC is located in the heart of San Antonio at the corner of Travis and Navarro. We are centrally located in the city with many downtown attractions, including the Riverwalk, within walking distance. We are across the street diagonally from the recently renovated Travis Park and between the historic Gunter and St. Anthony Hotels. We are a vibrant congregation serving the needs of individuals from throughout the San Antonio metropolitan area and especially the growing central city. In 2014, Travis Park UMC adopted a strategic plan affirming our desire to remain at the current location to serve our neighbors in downtown San Antonio. Since its founding, Travis Park UMC has undergone significant changes, not the least of which is in our building footprint. What is known as Travis Park UMC is actually four buildings that have been consolidated under one roof. These four buildings are commonly known as: the Sanctuary, the Children s, the Education, and the Youth. We also own the surface parking lot adjacent to these buildings. To meet the church s growing 21 st century needs, we are seeking interested developers/joint venturers to maximize the potential of Travis Park UMC s infrastructure. We are looking for creative solutions through a mutually beneficial arrangement (i.e. purchase, lease or joint venture) to renovate and/or repurpose all or parts of the three NON-SANCTUARY buildings along with the surface parking lot. 2

REDEVELOPMENT GOALS Through this solicitation, Travis Park UMC is seeking creative, win/win solutions that meet the needs of a reinvigorated central city and the space desires of a growing congregation. Following are our goals for the development. Required office, meeting, and other space for the Travis Park UMC congregation and staff. Net minimum requirements (not including restrooms, mechanical, circulation, etc.) include: 2,500 square feet of office space to be designed to the church s specifications. Office space will be secure and easily accessible for employees as well as visitors. 17,000 square feet of multiuse space to be designed to the church s specifications for use as gymnasium, play area, meetings, storage, etc. 3,000 square feet of dedicated Sunday School rooms for children and youth. 2,500 square feet for nursery. 1,500 square feet for commercial kitchen. Free parking must be maintained adjacent to or very close to the Sanctuary, must be secure, and available to church members and guests. 200 parking spaces (minimum) for use on Sunday mornings and special events (i.e. weddings, funerals, other meetings). 15 permanent parking spaces (minimum) for use by Travis Park UMC staff and visitors. Other goals: New furniture and fixtures meeting church specifications for all space requirements described above. New HVAC system for the Sanctuary. Solutions should be sensitive to and blend with the historic nature of the subject buildings and the adjacent Sanctuary. Solutions should also emphasize sustainable building construction and operation practices. Minimal interruption of church operations during the development. Construction/ renovation will be coordinated with the church and must not interfere with regular meeting and worship times. SPECIAL CONSIDERATIONS Piping for church organ is located in the Youth. Any proposed change in ownership of the Youth will require relocation of piping. Historic stained glass cross on east side of Youth shall remain in place. Any plan to relocate the stained glass cross will be subject to church approval. PREFERRED USES Travis Park UMC prefers the development be used for purposes consistent with our focus on social justice and inclusiveness for all. Examples of these preferred uses include: low-cost housing, affordable office space for non-profit organizations, affordable schools, nursery and/or day care. We will also consider other potential uses. PROHIBITED USES Submittals will not be considered for the following uses: adult entertainment, drinking establishments, checkcashing facilities, pawn shops, automobile sales, service stations, car washes, recycling processing, cigarette or cigar shops, gun shops, drive-thrus, and auto-title loan stores. All future uses will be subject to church approval. SUBMITTAL REQUIREMENTS Statements of interest should: Specify proposed site(s) to be considered. Describe the proposed use(s) of the site. Outline financial strategy and schedule, including any potential church revenue streams. Provide evidence of financial capability. Identify terms/responsibilities of all parties. Identify the development team, estimate preliminary costs. Provide descriptions of prior similar projects developed by the submitting party. Include conceptual architectural plans, including preliminary, but scaled site plan, conceptual elevations, floor plans, etc. Address parking and building use needs. 7

Quality and attractiveness of proposed development. Developer team s expertise, experience, and financial capacity. Feasibility of the project and appropriateness of the proposed financing strategy. Project schedule. Extra consideration will be given for projects: -meeting Travis Park UMC s Preferred Uses, -demonstrating sustainable building practices, -resulting in consistent revenue stream for the church. Respondents may be interviewed by the Travis Park UMC Committee to gain further understanding of the statements submitted. If accepted, the developer will enter into a development agreement, which will also be subject to congregation approval and approval of the Las Misiones District and Locations Committee. Travis Park UMC reserves the right to reject any offer.
