Background A guild is an association of artisans and merchants who control and perfect the practice of their craft Our Craft is property investment Guild Property Investors is a dynamic and forward thinking investment and development agency that focuses on the UK and particularly London investment opportunities that offer great investment potential to our investors. Our team brings a wealth of experience in looking at the UK and particularly the central london residential and Commercial real estate market. We look at the property market with both an entrepreneurial and analytical approach, when assessing each development and investment we evaluate and search our market to identify opportunities for growth, value add, rental yield performance or wealth preservation depending on our client s criteria. Property investment is a collaboratively based sector and we realise that successful property investment not only comes from access to the right opportunities but the right network and team to act on them. Through our two divisions ZG Property sales arm and Guild Property Investors we actively search and present opportunities to our clients incorporating both smart thinking to source and locate profitable opportunities.

5 2. Expertise We are a team of dedicated service providers focused on the London and UK investment and development markets. Providing acquisition consulting and based on our client s requirements, we provide strategic advice to a range of clients from private individuals, family offices, real estate companies, wealth management firms, holding companies, private banks, trusts and private equity companies both UK and overseas based. We also provide disposition and project management services to the above clients, employing our consultants and network we can advise in the following arenas: Property Development, Joint Ventures, Project Management and Property Investment.
6 Property Development Real estate development in the UK and London remains an attractive proposition with a significant demand and need for residential housing to be built. Investors and companies can benefit from our advice and our network exposes us to a variety of development opportunities that we carefully vet and assess their potential and then match with the requirements of our investors. We work with developers to source viable locations and sites for development, investors that seek opportunities with development potential and can arrange the necessary professionals to carry out the project on their behalf.
7 Joint Ventures Guild Property Investors are always finding innovative ways to offer and add value to our development partners and our investors. Through this product we aim to deliver faster quality schemes from residential, commercial and hospitality focused schemes. Arrangement for our investors who wish to form joint ventures with successful developers by providing equity finance for projects and through the arrangement and execution of the project get a percentage share of the returns. These provide both a lucrative way for investors to partner with the track record of developers and their innovative projects and developers to find finance for their projects.
8 Project Management Arranging the necessary professionals to carry out development project for you requires both the skill to identify which professionals are needed to execute the project and time management skills to make sure that the project runs smoothly. We can work on bespoke projects and enlist interior designers, architects, planning consultants, development managers to carry out the project to the desired specification.
9 Property Investment Our team can also help our clients acquire properties for income investment whether this be retail shops or offices with stable covenants and medium to long term tenants, mixed used investments, hotel and student investments with specified yields or residential blocks with existing tenants. With vacant properties we can liase with the right professionals to organize the right tenants to take tenancy on those properties. We will work with clients to establish their investment strategy and provide opportunities matching these criteria and also due to us regularly receiving opportunities from our network, they can also choose from the plethora of opportunities we receive. Land We identify land sites where planning can be added for value for future or long term development, involve the necessary planning consultants to gain successful planning permission on those projects. Brownfield sites that have the capability for property development, negotiate with landlords to help them see the potential of existing land, assist with feasibility studies. Land assembly for land banks and promotion services and helping with associated costs depending on the outcome of the planning process.
10 Overseas Investments Due to our ever expanding network abroad we are able to offer property developments with established property developers and through collaboration with selected agents. We are able to offer to our investors residential and commercial properties from Florida and the US, Dubai and the UAE, France, Germany. We look at properties with sound fundamentals and in areas which represent growth and offer stable investment factors to our clients.
11 African Property Development We are also offering clients African property from development and agency partners, through established partners we offer the ability for investors to invest in a growing property market that provides very good returns to our clients. Solar Farm Investments in Sub Saharan Africa Through our sister company Zenith Guild Nigeria Ltd and its renewable subsidiary Brightstar solar we are building solar farms in the sub-saharan region of Africa with established technical partners that have developed and operated similar projects across the world. We welcome investors to enter joint ventures with us in the development of these projects, starting off with projects in Nigeria, our company wishes to expand in providing electricity generation to ever demanding economies. There is both a proven need for electricity provision coupled with a favourable government policy towards renewable energy initiatives. The type of projects that we implement are grid tied projects, Distributed Energy System /Mini Grid (Rural Electrification) - systems or embedded systems. We welcome clients to do joint ventures with us to carry out these projects.

13 Referrals to Accountants, Tax Advisors and Solicitors We know that successful execution of profitable property investments requires our investors to have the right team around them to advise on how to structure and organize their property investments in a tax efficient manner. We are happy to refer our private clients and companies, experienced professionals to companies that are expertly positioned to offer advice on investment opportunities and help our clients act with resolve on opportunities. Panel of Funders We are working with a number of experienced financial lenders from private banks, bridging finance companies, financial advisory firms that can provide advice to our clients. We are working with them to provide alternative options to our investors that may wish to combine their equity with loan financing to take advantages of the property opportunities that are offered to them. Specialising in: Bridging finance, Auction Financing, Funding development and Acquisitions for residential property, Land development opportunities, Commercial Offices and larger scale Commercial Opportunities. Property - Our Focus Our focus on residential and commercial property in Central London, South East and main UK principal cities brings us to a plethora of exciting opportunities from regeneration opportunities, multi-storey developments to prime residential and commercial investments and refurbishment opportunities. Our prowess and passion remains the same to target those investments where we know there is value to be gained whether it be through repositioning the property, planning gain, asset management or structuring the investment.
15 Residential The residential market is abundant with opportunities, the strategy to draw these investments to us lies within working with a trusted set of agents, surveyors, real estate companies, investors to consistently tap into the flow of opportunities. Our network enables us to view investments from buy to let properties, single flats and houses, riverside apartments and off plan opportunities. Block apartments and large scale multi block developments in regeneration areas and prime residential opportunities. The focus here lies with looking at the demand for property in those areas, the profile of people in the area and whether there is any inward investment into the areas.
16 Commercial Offices The UK Office and London Office market has seen a sizeable shift in demand and supply, ascertaining which office locations offer stable yield performance with stable tenant markets and opportunities for growth. Offices that can be repositioned through refurbishment and asset management allow our clients to take advantage of income plays through value add strategies. Potential of development to increase storey size, reconfiguring upper office floors and also properties that can be redeveloped also allow our investors to take advantage of these opportunities. Working with a trusted set of associates we have discerning and critical insight into this network. Retail Our clients have access to retail shop investments with stable tenant covenants from central london and regional cities in main shopping locations. These offer long term capital growth plays with stable income attractive to clients who want to benefit from proven retail locations. We also provide mixed used investments.
17 Hotel Hotel investments from suites to hotels. We can provide clients with some of the most attractive and financially sound investments in both London and the UK with well-known operators and excellent locations in existing buildings and also off plan sites. We target freehold sales of hotels, hotel developments and hotel rooms within our hotel offering. Student From student blocks to student rooms we target student schemes in the well-known student locations across the UK from main principal cities such as London, Leeds, Birmingham, York, Bristol, Liverpool. We recognize the importance and the growth of this asset class and we offer student block schemes, student rooms and pre-developments working with developers and well established operators to provide secure investments.
18 Land Land investments are principally acquired for our investors for the purposes of gaining planning for residential and commercial development. We target sites on behalf of our investors and real estate companies that have viability to be turned to excellent locations for property developments from backlands, brownfield sites to regeneration sites. We can then organise the necessary team to help with the development management.
19 4. Investment Process Our investment philosophy is that we believe that a strong performance can only come from a structured, robust and disciplined investment process. Understanding of our buyer s requirements, the type of properties and developments that they would like to buy and the locations that they would like to buy in is key to fulfilling our clients needs and ensuring the correct investment process. Investment Strategy First step is for an initial consultation to find out the property investment strategy they have in place and the type of properties they would be looking to buy. We are both collaborative and innovative in nature and while assessing strategies whether it be from long term capital growth, medium to long term growth, rental income performance, we look at the market to see where these opportunities may lie.
20 Location and Sourcing With our buyer s strategy and requirements in place and our lens on where those opportunities lie, we actively source and provide opportunities in those areas from residential (prime houses, flats, blocks of flats), commercial (hotels, retail units, offices and student accommodation), redevelopment and land development opportunities depending on their requirements. Delivery Applying your strategy and focus we look at investments that regularly come in through our network to shortlist opportunities that match your requirements. Upon our clients confirming interest in the property, we can help with the negotiation depending on the sales criteria and their position as advisor or principal.
