9 Tennessee The Volunteer State The 16th state to be admitted into the Union, Tennessee is named after a Cherokee village in the area - "Tanasie", and the state motto is "Agriculture and Commerce." Hernando de Soto & his Spanish expedition were the first known European explorers to come to the area, from Tennessee s official state flag was designed by LeRoy Reeves of the Third Regiment of the Tennessee Infantry. The three white stars in the center represent the three different geographical regions of Tennessee; to the East are the Great Smoky Mountains, in the center are the highlands, and to the West lay the lowlands by the Mississippi River. The blue stripe along the margin was designed to add distinction when the flag is hanging. Once a largley rural state, Tennessee has become much more of an industrial locale known for producing automobiles, tourism and the famed Tennessee Walking horses. Area: 42,146 square miles Largest City: Memphis Entered the Union: June 1, 1796 Top Industries: Tourism, Mining, Manufacturing, & Farming Rutherford County A Bit of History Rutherford County was formed in 1803 from parts of Davidson, Williamson and Wilson counties. It was named in honor of Griffith Rutherford ( ), a North Carolina colonial legislator and a Revolutionary War general who had settled in Middle Tennessee after the Revolution, also serving as President of the Council of the Territory of Tennessee prior to Tennessee statehood. Rutherford County is an outlying part of metropolitan Nashville. Since 1970, its population has been increasing rapidly as Nashville becomes a true metropolis. The rate of growth accelerated in the 1990 s and continued at a brisk pace into the first decade of the 21st Century. From , the county population grew by over 10,000 people. In 1811, the Tennessee State Legislature established a county seat for Rutherford County. The town was first named "Cannonsburgh" in honor of Tennessee politician Newton Cannon, but was soon renamed "Murfreesboro" for Revolutionary War hero Colonel Hardy Murfree, later the great-grandfather of author Mary Noailles Murfree. As Tennessee grew westward, it became clear that having the state capital in Knoxville would be a burden to those who had to travel from the western end of the state. In 1818, Murfreesboro became the capital of Tennessee until 1826, when Nashville became the state capital. On December 31, 1862, the Battle of Stones River, also called the Battle of Murfreesboro, was fought near Murfreesboro. This was a major engagement of the American Civil War. After the battle, Murfreesboro was used as a supply depot for the Union Army. Stones River National Battlefield is now an historical site

14 24 25 How much House Can You Afford? How much you can afford is determined by a relatively simple formula. Lenders generally figure that no more than 28 percent of your income should be for total housing costs. In addition, they require that your total monthly debt be less than 36 percent of your income. (Note: These are general numbers. Other loan programs may allow higher percentages.) For example, if you make $48,000 a year, divided by 12 months, your monthly income is $4,000. (Remember, that s $48,000 in gross pay, before federal and state taxes are removed.) Twenty-eight percent of $4,000 is $1,120. That is the most you can make in a monthly mortgage, taxes, and insurance payments. Generally, to qualify, the self-employed buyer must have been self-employed in the same line of work for at least 24 months before applying for a loan. Lenders use your net income, the figure at the bottom of schedule C of your federal income tax form, to decide how large a mortgage you can carry. But they don t look at what you earn now or what you made last year. Rather lenders figure the monthly average of your income over the past 24 months. Also, overtime pay & bonuses sometimes may not be figured into your average income. Don t forget that points, closing costs & other out-of-the-pocket expenses probably will come out to about one percent of the mortgage amount.
