5 On Base Family Housing 90 Days Transition Corporate name change from Equity to Lincoln Military Housing. (Still Lewis McChord Communities for leasing). Name change from neighborhoods to districts. Day-to-day operations remain the same. Rents are still payable thru allotments (no change). Housing Rules and Policies also remain the same (no change). Renters insurance is still required, forced policies still in effect if resident does not provide proof of insurance. 8/8/2016 5

6 Day-to-day operations Cont. On Base Family Housing 90 Days Transition Reporting system to track Work Orders, Move in/out, Turn performance, Occupancy, Rent roll, Residents account, and Wait list management was transfered to a different system used by Lincoln s Navy housing sites. (Changed from Real Page to Yardi) Resulted in some loss data, confusion and inaccuracy. After 90 days, most corrections have been made and the tracking system is continually updated. Response for some work orders during the transition was not recorded correctly and/or technician did not respond. This issues have since been corrected Occupancy is still very strong at 96.5% occupied and 98.8% project lease up. 8/8/2016 6

7 New Web Site On Base Family Housing 90 Days Transition Lincoln Military Housing site now included on the JBLM community with updated features, amenities, floor plans, gallery, community events, and instruction to apply for on base housing. Maintenance on line request is now available. Contact your District office and secure your user name and password. What is no longer available on line: Resident Handbook, Forms, Housing Policies and on line application. The Housing Newsletter can be found at on non-government computers. Also, the link is being ed to residents accounts that were listed on the application by Lincoln. Recommend checking with your District manager to ensure your address is correct. 8/8/2016 7

8 IHG Hotels Furniture Sale IHG will begin renovations on the Rainier Inn hotel complex starting with Building 2111 in early September Prior to the start of the renovation IHG will have a furniture sale to empty out all of the rooms. This will be a cash and carry sale by room. All proceeds made will be donated to the Fischer House on JBLM. 13 13 School Update Clover Park School District will begin the new school year on 31 August; the other districts beginning soon after; check with your local school district for dates and times. If your child is a new student, the registration process requires: 1. Housing or apartment contract, 2. Immunization records for each child. 3. Last report card or name, address, phone and fax number of last school. 4. If the student is in Kindergarten, a birth certificate is required. Ask about school Meet and Greet / Orientation date and time. These events provide an opportunity to meet the teacher, see the classroom and get a general layout of what your child s day will look like. The first day of school your child will return home with many papers that will need to be signed and returned. Please allow yourself plenty of time to read the paperwork, sign it and place it back in their back pack to return to the teacher. Ensure that they get plenty of sleep the night before to ensure they are in bed early enough so that they get 6 to 8 hours of sleep each night. You might want to try implementing the new schedule the week before school starts.
