3 INTRODUCTION THE SCHULICH SCHOOL OF BUSINESS TORONTO, 2011 MBA students in the program in Real Estate and Infrastructure were hungry to compete in an industry specific case competition and to have the opportunity to hone their real estate and business skills by delving into real-world real estate problems THE DEN EMERGES To address this desire for a competitive environment in which to test the knowledge and skills that the graduate students were acquiring, Developers Den was created as the brainchild of George Carras, founder of RealNet, and Andre Kuzmicki, of the Schulich School of Business The Den is a 2-Part competition Part 1 is completed off-site in the home location of each team. Part 2 and the Final Round of the Den is hosted at the Schulich School of Business and is an intense one-day case competition, allowing the best and brightest real estate students from leading business schools to showcase their skills before a panel of judges composed of industry leaders Now embarking on its 7th year, Developers Den stands amongst the most successful and prestigious real estate case competitions in Canada and the US. Attracting top schools from both countries, Developers Den delivers a top-notch learning opportunity that challenges students as the future leaders of the industry 3

6 ELIGIBILITY & REGISTRATION ELIGIBILITY & REGISTRATION Team members must attend the same university Teams must be comprised of at least three and not more than four currently enrolled graduate students Each team must be sponsored by a faculty member of their respective school who will confirm each student s eligibility Students must be enrolled in an accredited graduate program pursuing a Master s degree and in good standing with their program Teams may not solicit or accept any external advice including from other competitors not on the same team; no collusion or outside help or help from faculty members Registration fee $100 CAD per team via secure payment on registration page No refunds will be issued after your team is fully registered and the registration period has ended Team member substitutions Up to two team members may be substituted prior to the closing of registration Anonymity - Random team numbers will be provided teams may not identify their academic institutions in submission material Register your team at: 6

8 PART 1 INSTRUCTIONS FOR SUBMISSION PART 1 FORMAT Part 1 of the Competition will be a Case distributed via to the team s primary contact on 27 JANUARY 2017 Any questions are due by 31 JANUARY 2017 at 11:59 PM EST and sent to developersden@schulich.yorku.ca; answers will be provided to all teams within 48 hours. The subject line of any must contain the team s assigned team number Each team may submit 3 questions (Requests for Information RFI). Not all questions will be answered. When in doubt, make and state the assumption within your submission Part 1 electronic submission 7 FEBRUARY :59 PM EST to developersden@schulich.yorku.ca No changes allowed to presentation after submission Presentation details PDF in a PowerPoint format; no videos or animations Maximum 12 slides Ten (10) sides to present development scheme and business plan One (1) slide as a Title slide One (1) slide for an Executive Summary. Supplemental materials that support information already provided in the RFP submission may also be provided in an Appendix limited to a maximum of five (5) slides, and the supplemental information contained therein may or may not be reviewed in the judging process. Any additional slides submitted beyond the stated limits will not be considered, but rather discarded. PART 2 FORMAT PART 2 FORMAT Part 2 of the Den is an Invitation Only Semi-Final and Final Round hosted at the Schulich School of Business in Toronto on 10 MARCH 2017 12 qualifying teams will be

10 PART 2 FORMAT PART 2 FORMAT Part 2 of the Den is an Invitation Only Semi-Final and Final Round hosted at the Schulich School of Business in Toronto on 10 MARCH qualifying teams will be selected by a panel of judges based upon the Part 1 submissions. Qualifying teams will be notified by on 17 FEBRUARY 2017 The Semi-Final round will incorporate a change in conditions underlying the Part 1 proposal and the judging will be based on how well the proposal addresses the case situation under the revised set of conditions. The Semi-Finals and Finals are judged strictly on the case presentations that the teams make to the revised case conditions in Part 2, which incorporates any and all conditions of Part 1 that are not altered by virtue of the changes proposed in Part 2. All 12 qualifying teams will compete in the Semi-Finals 3 teams will progress to the Final Round Teams are permitted to re-use slides from the Part 1 submission and/or to alter them as required to address the new obstacle and/or to create new slides should the situation warrant it 10

11 PART 2 FORMAT SEMI-FINAL ROUND The qualifying 12 teams will be divided into three groups of four. Each team will present its slide deck to a panel of Semi-Final Round Judges, which will be comprised of senior professional developers and investors. There will be one panel of judges assigned to each group of four teams. At the conclusion of the Semi-final Round, each panel will select one team to advance to the Final Round Teams will receive their presentation time and location at the start of the day FINAL ROUND At the Final Presentation Round the three finalists will present their slide decks to the Developers' Den judging panel, which will be comprised of senior professional developers, investors and executives 11

PART 2 FORMAT RECEPTION / MEET & GREET All qualifying competitors are invited to meet their fellow teams at a reception to be held in downtown Toronto on the evening of Thursday March 9 th.

12 PART 2 FORMAT RECEPTION / MEET & GREET All qualifying competitors are invited to meet their fellow teams at a reception to be held in downtown Toronto on the evening of Thursday March 9 th. Details regarding the location of the social event will be provided BREAKFAST AND LUNCH A continental breakfast will be provided. Lunch will be provided following the submission of the presentation slide decks. A total of 1 hour and 45 minutes has been allotted for lunch and Semi-Final Round presentation preparation AWARDS RECEPTION 1 st, 2 nd and 3 rd place winners will be announced at the Awards Reception hosted by the Schulich School of Business. The reception will provide an opportunity for contestants to mix with real estate students from their own and other schools, the judges, alumni, recruiters and other industry practitioners DINNER A dinner reception will take place from where students will have the opportunity to sit down and network with the judges and industry practitioners and in a more intimate setting 12

13 PART 2 FORMAT PHOTOGRAPHY/ VIDEOGRAPHY The event will be professionally photographed. The resulting images may be used in feature stories in print and/or on the Schulich and/or the Altus Group websites ACCOMODATIONS For out of town competitors, hotel rooms at the Courtyard Marriott Toronto Downtown can be booked. Discounted rates will be made available for competitors For more information, developersden@schulich.yorku.ca EXPENSES Out of town competitors travelling greater than 350kms from the Schulich School of Business will receive a travel stipend the equivalent of US$200 per student, to be reimbursed in Canadian or US Funds, depending on the school they travel from. This is a maximum reimbursement of eligible travel expenses for which students will be required to complete a claim form and provide original receipts TRAVEL Students arriving from outside of Canada are responsible to ensure they are eligible to enter Canada. Any travel visas or required documentation to enter and visit Canada shall be obtained by the student at their expense. The organizers and the Schulich School of Business are not responsible for any issues with entering Canada or additional expenses incurred beyond the stipend described above 13

The organizers of the event reserve the right to make minor modifications and to issue clarifications to these rules prior to the competition. Teams that fail to comply with the rules will be disqualified Dress code is business attire A minimum of two of three, or three of four team members, depending on the size of your team, must attend Part 2 in order to compete. All competing team members must be present and participate in both of the Part 2 rounds and presentations if successful Teams may not seek advice or information nor otherwise consult with any third party (including the sponsoring faculty member) at any time throughout the competition Internet access is permitted and use of publically available information found on the internet is allowed Slide decks must include a title slide showing only the team number. No individual or institutional names, or any use of slide backgrounds or formats that might make it possible to identify the team members or the School that they represent may be included in any of the slides Slide decks are limited to a maximum of 11 slides including the title slide 14

Times and locations for Semi-Final Round presentations will be provided at the start of the day The announcement of the three teams participating in the Final Round will be made at 5:00 pm, along with their presentation times Semi-Finalist and Finalist teams must be outside of the presentation room at least ten minutes before their respective scheduled presentation times Each presenting team, in both the Semi-Final and Final Rounds, will have up to fifteen minutes to present its recommendations allocated as follows: up to eight minutes for an initial uninterrupted presentation and the remaining time for Q&A with the judges. No changes to the slides are permitted after they have been submitted by Final Round contestants may not witness presentations by other teams unless their team has already presented. No Semi-Final Round contestants may witness presentations by other teams In the event that an interpretation of the rules is required, the decision of the organizers will be final All communications between competitors and the organizers in advance of the competition are to be directed to developersden@schulich.yorku.ca.
