3 June 10-11, 2014 SECTION 3 CERTIFICATION TRAINING CLASS JANUARY 9-11, 2018 Why We Do These Trainings Motivation, Inc. is passionate about Section 3 and the proper implementation of the regulation. Our mission is to help recipients execute professional and regulatory accurate compliance protocols, residents receive the benefits ensured them by the regulation, and contractors execute a compliant outreach when the Need for new hire opportunities is realized. Considering all of the changes happening and/or coming to Section 3, this is a great opportunity to convene stakeholders to collaborate and learn how we achieve true Section 3 Compliance successes for our client. Each class is in depth and real world training that will culminate in a more intense professional knowledge base on Section 3 Compliance. Because not every recipient, sub-recipient, contractor, or developer truly understands or wants to understand the requirements of Section 3, it s important to attend this training. There will be a minute break during each training session. There are several restaurants within a short distance for lunch.

9 Registration Information Level 100 & RAD Training registration fee is $300 per attendee January 9-11, 2018 Everyone MUST REGISTER in advance by 12:00pm December 15, 2017 to ensure materials are available. There seem to be a variety of homes available for rent by the day that were completed as part of the HGTV program Fixer Upper. Those homes range from $250 -$500 per day and may be more economical options for groups of two or more. We recommend using a reputable website to book all travel or contact the facility directly.

11 J. Keith Swiney Trainer/Facilitator Motivation, Inc. Founder/President/CEO Mr. Swiney is an accomplished professional speaker, trainer, facilitator, and entrepreneur of 31 years. He heads a Georgia based national real estate management consulting firm he founded in His firm is the longest provider of Section 3 consulting services in America and the only firm that provides such services as a full time part of their business. Mr. Swiney has trained 38 state housing and community development associations and countless housing professionals across the country. He is widely considered the leading authority on Section 3 because of his direct operational experience in managing public housing, developing affordable housing using Section 3 covered funds, and certainly as a professional consultant assisting and guiding his hundreds of clients through all compliance scenarios since Mr. Swiney also provides the most comprehensive Section 3 resident employment related training curriculum that are DOL and Vocational Rehabilitation Services approved. Mr. Swiney specializes in the management, development, acquisition, and recovery of multi-family real estate projects with a forte in affordable housing. He has created and owned multiple real estate asset and property management companies in Nebraska, Tennessee, and Georgia. Prior to his real estate career, Mr. Swiney worked in retail as a store manager and trainer starting in James (Jim) Roberts AHDVS Joint Venture Partners RAD Trainer JAMES ROBERTS is an experience developer of affordable housing communities for families and seniors and represents nonprofits, public housing authorities, and private developers in developing sustainable affordable housing communities. He specializes in the development of mixed income multi-layered finance projects. He possesses expert knowledge of state and federal affordable housing finance programs, including Low Income Housing Tax Credits, Private Activity Housing Bonds, HOME, TRUST, CDBG, TIF, HUD Insured Loan Programs, and Federal Home Loan Bank Community Investment Programs. He participates as either the Developer or Development Consultant in the development of affordable housing communities constructed as garden style apartments, town homes, row houses, single-family homes, and elderly midrise. Mr. Roberts is experienced at creating jobs through construction and management consistent with Section 3 and MBE and WBE requirements. Mr. Roberts currently serves as Development Consultant for Catholic Charities Diocese of Joliet, Macoupin County Housing Authority, IL, Rock Island Housing Authority, IL, Livingston County Housing Authority, IL, and Housing Authority of Joliet. Mr. Roberts is also serves as the Master Developer for the City of Champaign, IL and Housing Authority of Champaign County, IL as well as Hawthorne Lakes, LLC. Mr. Roberts possesses over 20 years of experience and has participated in the development of approximately 2,000 units located across the United States with an estimated development value of approximately $200 million. Mr. Roberts holds a Bachelor of Arts and Architecture Degrees from Rice University and a MBA Degree from the University of Chicago.
