2 Statements & Search Criteria Mission Seeking to put God's love into action, Habitat for Humanity brings people together to build homes, communities and hope. Background Habitat for Humanity of Collier County is the second oldest and largest producing affiliate of Habitat for Humanity International. Established in 1978 in Immokalee by four founding partner churches; Moorings Presbyterian, United Church of Marco Island, First Presbyterian Church of Naples and United Church of Christ, Habitat has made homeownership possible for more than 1,900 hard-working local families. For more than a decade, Habitat Collier has averaged the building of 100 homes annually. Last year Habitat Collier met more than 1,800 families seeking safe decent shelter. After an exhaustive application process, candidates experiencing the strongest need, exhibiting the best ability to partner and the capacity to repay the interest free loan, are approved. For every home we are able to fund and build, 17 families leave not knowing if they will one day find safe, affordable shelter. Once approved, families invest 500 hours of sweat equity building their home and the homes of their neighbors. Additionally, they take classes in budgeting, family support, understanding the mortgage, home maintenance and living in an HOA. After making a $1,000 down payment and prepaying the first year's insurance, they purchase their home with an affordable mortgage. Unique to Habitat Collier, families are required to make their mortgage payment in person at our office in Immokalee or in Naples. Not only does this build incredible long-term relationships with our families and communities, it has resulted in an all time foreclosure rate of less than 1% and a delinquency rate that averages less than 4%. This cycle of transformation and hope begins with investments from generous donors and the gifts of time and talent from dedicated volunteers. CEO/Executive Director Statement Habitat for Humanity of Collier County operates on a unique business model where all donations go into the purchase of land and construction of homes. As homes are sold (at cost and underwritten with an interest free loan), mortgage payments return the original investment creating a perpetually revolving fund. This model makes those living in cost-burdened, over-crowded and substandard conditions a part of their own housing solution. Historically low delinquency and foreclosure rates point to the success of this affiliate which requires homeowners to make their payments in person, continuing to build upon the relationship begun during the sweat equity period. Visionary leadership of this affiliate has created a land inventory for future building, securing land for the next 750 homes in Collier County. However, at this time, there is a critical imbalance in the inventory with an urgent need for land in Naples. The impact of housing on low-wage earning families cannot be underestimated. Without a decent place to live, children suffer from asthma due to mold and mildew in poorly ventilated units. When they miss school, not only is their academic performance impacted, but a parent frequently misses work compromising their own jobs and destabilizing our workforce. With more than 60% of Collier s public school students qualifying for free and reduced lunch combined with a critical shortage of affordable housing (and even less opportunity for homeownership), the issue of housing is of utmost importance. A recent study with Collier County Public Schools showed that children moving into Habitat homes showed a 16% increase in math scores and 8% increase in reading scores once in their new homes. Habitat for Humanity of Collier County invites all to invest in this life-changing organization as we seek to break the cycle of poverty for generations to come. 2

4 Programs Programs Habitat Collier Description Habitat for Humanity of Collier County is one of the oldest and largest producing Habitat affiliates in the world. The organization is dedicated to eliminating substandard housing locally and worldwide through constructing, rehabilitating and preserving homes; by advocating for fair and just housing policies; and by providing training and access to resources to help families attain strength, stability and self-reliance through shelter. For more than a decade, we have averaged the building of 100 Habitat homes annually in Collier County. Those homes are purchased by low and very-low income families employed primarily in the service sector of Collier County. Long-Term Success Providing the opportunity for low wage earning families to own safe, affordable home creates stability in our county and in our workforce. Each Habitat family contributes to the tax base in our community. Children have the opportunity to focus on their education when they have privacy and space to study. They no longer transfer from school to school as parents move again and again, seeking a more affordable rent. Examples of Long-Term Success More than 350 families have made their final mortgage payment and own their home free and clear. Less than 1% of Habitat families in Collier County have lost their home to foreclosure. Habitat neighborhoods, currently eight throughout Collier County, are well maintained and pride of ownership is evident. When you fund and build Habitat for Humanity homes, the greatest impact is on the next generation. For many years, we have shared the stories of children excelling in school after moving into their Habitat homes. Visits to homes during dedications reveal showcases of awards, trophies and framed certificates. In 2014, in a partnership with Collier County School District and Florida Gulf Coast University, Habitat was able to measure the difference that is made by the homes so generously built by donors and volunteers. Based on FCAT testing before and after moving into their Habitat homes, children s scores improved 8 percent in reading and 16 percent in math. For children who have lived in a Habitat home their entire school careers, test scores were even higher. When families struggle with inadequate, unsafe and overcrowded conditions, children suffer. A home provides a foundation and the stability that allows children to focus on their studies. In 2016, three students who grew up in Habitat homes were named Graduates of Distinction by the Naples Daily News. Many children who grew up in Habitat homes are the first in their family to attend college, some are even attending Ivy League schools. Target Population 1 Families 4

6 Impact Goals What are your organization's long-term strategic goals? HABITAT FOR HUMANITY OF COLLIER COUNTY, INC seeks to create decent, affordable housing in partnership with those in need and to make shelter a matter of conscience with people everywhere. The ultimate goal of Habitat for Humanity is to eliminate poverty housing and homelessness from the face of the earth by building adequate and basic housing. Furthermore, all of our words and actions are for the purpose of putting shelter on the hearts and minds of people in such a powerful way that poverty housing and homelessness become socially, politically and religiously unacceptable in our nation and world. CORE TENENTS Christian Identity: Habitat for Humanity of Collier County is an organization based on Christian principles committed to witness to the love and teachings of Jesus Christ. This affiliate will partner with people regardless of faith. Homeownership: Habitat for Humanity of Collier County is committed to homeownership through the use of available resources including volunteers and a no-profit mortgage. Homeowner Selection: Habitat for Humanity of Collier County intends to sell homes to low-income families in need who have ability to repay a mortgage and are willing to partner with Habitat for Humanity. Need will be evaluated in the context of this affiliate s service area median income. Sweat Equity: Habitat for Humanity of Collier County will require sweat equity of partner families with whom the affiliate will build safe, decent and affordable housing. Tithe: Habitat for Humanity of Collier County will participate in the tithe. Integrity: Habitat for Humanity of Collier County will operate as a nonprofit with the highest integrity in a nondiscriminatory manner in accordance with applicable laws. Strategies What are the major strategies you will do to accomplish your goals? Create strategic balance between the scriptural principles upon which HFH Collier is founded AND the needs of operating a big business. One should not be pursued to the detriment of the other. Build at least 100 homes per year and strengthen: a.) home owner affinity b.) financial strength c.) community recognition d.) broad donor support Serve The Needfor Affordable Housing 1) Encourage homeowners to be responsible by paying their mortgages on time and running effective HOA s. 2)18 families inquire for every one home we are able to fund and build. We must rigorously evaluate each applicant against the Selection Criteria of: a.) need b.) ability to pay their mortgage c.) willingness to partner with Habitat 3) Update home styles to improve applicant desirability and community relations. 4) Continue the Purchase Order program. Efficiently negotiate with suppliers through long term contracts and procurement practices. Improve Financial Strength Expand the donor population. Establish a goal for the number of new donors and dollars raised from them. Evaluate monthly. Utilize board member contacts to identify and develop new donors. Invite new donors to Habi-tours, dedications and cocktail parties. Retain outside professionals to recommend ways to capture future donors. Study new donors to learn what motivates them. Apply learning to attract additional new donors. 6

Attend the national conference and implement best practices. Interview other affiliates and seek ideas for areas to improve. Capabilities What are your organization s capabilities for doing this? In the past 38 years, Habitat for Humanity of Collier County has completed over 1,900 houses. There are more than 1,500 Habitat affiliates in the country and Collier County is one of the largest, highest producing and oldest. There are Habitat international affiliates in 80 countries. More than one million people now have safe, decent affordable shelter because of Habitat s work around the world. As each homeowner family invests their own labor into the building of their home and in the homes of other families, they reduce the cost of the house, increase their pride in ownership, and begin the development of positive community relationships. Volunteers are a critical part of the Habitat process. Habitat volunteers, like Habitat homeowner families, are of widely varied ages, cultures and religious persuasions. Some volunteers are skilled carpenters and others have rarely held a hammer. They are men, women, singles, couples; who in some cases are people of great economic privilege and in other cases are those who have known few advantages. Actually seeing the difference that a Habitat home makes in a community is enough to keep our volunteers coming back. They realize how important their donations of time and money are to the people that they are helping and they see the results. Indicators What indicators do you use to measure progress? With the goal to eliminate poverty housing, here and around the world, we join more than 1,500 affiliates in the United States and in 80 countries around the world in celebrating that more than 1 million homes have been built over the 40 year history of Habitat's International work. Locally, more than 1900 homes have been built and this is certainly to be celebrated as well. And yet, there remains much to be done. Annual surveys by the Lastinger Center for Housing at the University of Florida note that Collier County has a deficit of nearly 20,000 units of affordable workforce housing. While we are able to build new homes, the substandard, overcrowded and cost-burdened conditions that families once occupied are simply turned over to another family as the previous one vacates. This is the critical role of advocacy and education, a process to which we are fully committed. 8

11 Management Executive Director/CEO Executive Director Term Start Jan Dr. Sam J Durso M.D. sdurso@habitatcollier.org Experience Dr. Sam Durso serves as CEO of Habitat for Humanity of Collier County in a volunteer capacity. After graduating in 1966 from the College of Holy Cross, he studied medicine at Tufts University. Sam had a very successful dermatology practice in Andover, Massachusetts, which he sold at the age of 48. He and his wife, Mary Ann, then moved to Marco Island where Sam worked on the 100 th Habitat home built in Collier County and developed a case of infectious Habi-titus. As someone who truly sees the big picture, Sam has developed a highly efficient construction operation and has instituted an effective fund-raising plan. Sam s dedication has enabled Habitat Collier to go from building 20 houses a year in 1996 to, on average, 100 homes a year for the last decade. This accomplishment places the affiliate as one of the top producing Habitat affiliates in the United States. Habitat Collier has provided shelter for more than 1,900 families who now live in simple decent homes. Sam s role in Habitat has not been limited to Collier County. He has served on Habitat International s U.S. Council and as Chairman of the Florida Affiliates. Sam s inspirational leadership was recognized by former Governor Jeb Bush who honored him with the Governor s Point of Light award. In 2003, he and Mary Ann were selected as the first of Habitat for Humanity International s Volunteers of the Year. Sam and Mary Ann were also the first recipients of the Naples Daily News Jefferson Award recognizing outstanding public service. In 2008, Mary Ann passed away. Her loss impacted many in our community, but her determination to eliminate substandard housing and to advance the cause of Habitat for Humanity worldwide continues to inspire. Remarried to his beloved Lois, Sam continues to serve as CEO of Habitat Collier and remains committed to the day when every child in Collier County has at least a simple, decent place to live.
