19 Real Estate and Tax Base The Gwinnett Place Area of Influence contains a significant concentration of real estate property values. The Gwinnett Place Area has over 13.3 million SF of commercial development in 399 parcels. The market value of real estate in the Gwinnett Place Area of Influence is $1.7 Billion, with a taxable value (40%) of $613 million. The market value of an average acre in Gwinnett Place is $728,000- twice the Gwinnett County Average of $314,581. The Gwinnett Place Area of Influence represents 5% of Gwinnett County s Commercial tax digest, on just 1.0% of the County s land. 26 Retail Spending and Revenues The Gwinnett Place AOI is Gwinnett County s premiere shopping and dining district. 13% of the County s retail space is in the Gwinnett Place area. The area has 7.8 million SF of retail space. Over $1.1 billion in retail spending occurs here each year. 27 Gwinnett Place: Economic Output The total economic output of businesses in the Gwinnett Place Area of Influence is $9.5 billion. The direct economic output of businesses in the Gwinnett Place Area of Influence (GPAOI) is $4.5 billion. The indirect and induced effects resulting from the direct economic output is an additional $5.0 billion. In addition to the direct employment of 24,499 at Gwinnett Place, an additional 32,803 indirect and induced jobs are supported state-wide, for a total employment impact of 57,302 jobs. 28 Annual Net Fiscal Impact of Gwinnett Place The Gwinnett Place AOI generates $51.9 million in revenues to Gwinnett County and Gwinnett County Schools annually. $32.1 million to Gwinnett County $19.9 million to Gwinnett Schools Overall, Gwinnett Place generates a combined net fiscal surplus of $33.4 million to Gwinnett County and Gwinnett County Schools annually.
